As a resident of One South Market (OSM), I experienced a concerning incident last Thursday (4/4/2024). At around 4:36 am to 4:38 am, a man wearing a hat rang my doorbell. I requested the front desk to review the surveillance footage, which revealed that this individual entered the building at 4:30 am alongside Amazon delivery personnel and made his way to my floor by 4:36 am, exiting the building two minutes later. Unfortunately, due to our lack of experience with such potentially dangerous situations, we did not call 911 in time to obtain a criminal report or potential suspect photos from the police. OSM is a luxury apartment in downtown San Jose, boasting 24-hour front desk service. However, this incident has highlighted a significant gap in resident safety assurances. The fact that other apartments may not have round-the-clock front desk staff only adds to my disappointment. Since the occurrence, I've been feeling panicked, experiencing difficulty sleeping, and constantly worried about being followed home. It's clear that while resident privacy is respected, the commitment to resident safety needs substantial improvement. Following this incident, I sought clarity from the staff on any discussions about "resident safety" but was met with a lack of awareness and informed that the OSM manager was on vacation. This lack of communication and action is frustrating. Moreover, my previous roommate had a near-miss with a homeless individual in the OSM parking a lot, which could have ended disastrously. Before these incidents, I was very fond of One South Market, attracted by its amenities and location. However, recent events have raised serious concerns: Safety Threats: The incident at my door and the encounter in the parking lot have highlighted significant safety risks. Lost Packages: I've experienced lost packages multiple times, with front desk staff providing inconsistent information about who signed for them. This lack of accountability is troubling. Insurance Document Submission: Despite sending emails to OSM regarding the monthly insurance charge and attempting to upload documents from an external agency, I've received no response. Given that One South Market is managed by Greystar Real Estate Partners, a global leader in real estate with over $76 billion in assets under management, I would expect a higher standard of operational excellence. Here are my suggestions for improvement: Upgrade Surveillance Equipment: It's imperative that OSM invests in better quality cameras to accurately capture potential criminal activity and recognize residents from visitors. This is a basic yet crucial step in enhancing the safety and security of all residents. Enhance Communication Channels: Resident App: Develop or enhance mobile app to facilitate easy reporting of security concerns, package tracking. This platform can also be used for instant communication from management regarding safety alerts or important updates. Staff Training and Accountability: Provide comprehensive training for all staff, focusing on customer service, emergency response, and security protocols. Regular refresher courses should be mandatory. Resident Feedback System: Regularly distribute surveys to gather feedback on various aspects of living at OSM, including safety, amenities, and staff service. Additionally, install a suggestion box in a common area for anonymous feedback. As a resident, I hope to see these concerns addressed promptly, ensuring that One South Market can truly provide the safe, luxurious living experience it promises. This building is unmanageable, and losing all tenants every year! The deficiencies in the building are countless, which one should I write about? There is no hot water at night, you wait for minutes you cannot take a shower. The air intake system appears to be working but it is not. They deliver the apartments without painting the interior. They just wipe the walls. If 3 of the elevators work, it's your lucky day. Parking is a complete disgrace. It is never washed because rainwater washes the vehicles and the parking lot.

As a resident of One South Market, I've found the facility consistently clean and well-maintained. The amenities, particularly the 18th-floor view and the 24-hour gym which is super convenient for my schedule .The staff is very responsive, especially with maintenance requests, which are promptly addressed. Though there were elevator issues initially, they've been resolved. Overall, it's a convenient and enjoyable place to live, with easy access to the social scene and nightlife.
