image Just bad

image Don't use them. It's been 9 months since they started a painting and refinishing project with texcote. It is still not done to satisfaction. The workers didn't work more than three days in a row, because of other projects they were working. Project manager Dave has been ok to talk to... but essentially he's just blowing smoke and things don't get done. I withheld payment waiting for the project to be completed since there is still partially unsecure wood panels, bubbling paint, and crumbling stucco, but they said they needed the last payment to pay for supplies. Liars! It's been two months and they haven't came back. Service: Home renovations

image We were fortunate to get the recommendation of Precision General from a neighbor, and are so glad we did. From the moment Stephen came to do the roof inspection for an estimate, his personal integrity and expertise was evident. When presented with a competitive bid, we knew our search for a roofing company was over, and that Precision would do a fine job. To say the work performed was top notch would be an understatement, and we feel confident this roof will last for decades. Precision stands by their work, and employs a conscientious, hard working crew. We heartily recommend Precision General Contracting. Services: General construction, Home renovations

image TLDR:
Have extra funds set aside in preparation for addendums. Precision General Contracting surprised us with a $10,000 addendum one week before our project completion, for work they had already done. We had no say, no ability to attempt to negotiate, no time to think or budget. I gave two stars simply because the crews that performed the actual work were great. Marty & Jeff especially, those who measured, demoed, and installed our windows, were truly out of this world.
Full:
"Note about extra work and change orders: Extra Work and Change Orders become part of the contract once the order is prepared in writing and signed by the parties prior to the commencement of any work covered by the new change order. The order must describe the scope of the extra work or change, the cost to be added or subtracted from the contract, and the effect the order will have on the schedule of progress payments. Owner must not require Contractor to perform changes without prior written authorization.
*****The Contractor's failure to comply with the requirements of this section does not preclude the recovery of compensation for work performed based upon legal or equitable remedies designed to prevent unjust enrichment.*****" -Language in our contract with Precision
We thought we were getting a good deal with Precision. Our contract was for window demo/install/stucco repair/Texcote; it well beat out going through a window supplier directly, so we thought we were going with the right people. The timelines were also good and the crews didn't rotate; they work on your project until it's complete, with very few days not on your site. That is the extent of good things I have to say.
Precision offers you to work with Wheelhouse Credit Union to take out an energy efficiency loan. We attempted to work with the bank for 6 weeks but consistently had to chase them down to get status updates, which they never did provide. I had called Precision numerous times to say that I wasn't getting feedback and they told us that this was normal and happens often to their clients. This put us in a bind because we were paying cash for the window materials, and we were hesitant to make our purchase without labor funds confirmed. Ultimately, we went ahead and bought our materials and figured we'd pay cash for labor if we had to. Turns out, when the bank finally did communicate, they gave us a same day deadline to provide a name of someone they could call in case we defaulted on the loan. Insulting on so many levels. Precision should stop partnering with/recommending this bank. It makes them look bad on that front that alone.
So we're one week out from project completion when we got a notice that we would be getting an addendum for additional work. Our contract stated that they anticipated 200 sq ft of stucco repair, however, there ended up being 537 sq ft of stucco repair, a delta of 337 sq ft not budgeted in our contract. 327 x $28.85/sq ft left us on the hook for an additional $9,890.95 bill. Not only that, the work had already been done and our house was already primed. They vastly underestimated the scope of work for our project and did not give us a say in it. This is not respectable, nor professional. Precision must work with some wealthy clients if they are used to providing these kind of addendums, or they aren't suited to do new construction windows. Someone should have known to come out between the demo/install portion and the start of stucco repair to confirm the scope. We could have at least had a warning had anyone showed up and walked the property prior to starting on the repair. What would have happened if we were tapped out of available funds? This is not a small amount, and I've never had a contractor do this before. They completely forced our hand with this. We ended up signing because, as some else on Yelp mentioned in the ".. reviews for Precision General Contracting that are not currently recommended" section, I don't need a lien on my house over this. They made us feel like fools and I just have no respect for business practices like this.

image We worked with David for the initial measuring and pricing process. He was through, and made some great recommendations which we followed. Once the ball got rolling we worked with Jeff & Samantha, who were both great and very responsive. It took a while to get the windows, but that was expected and they had established that expectation at the time of the order. We replaced 28 windows in our house. Our house is fairly new, 30 years old but all the window frames were damaged. So we just took the plunge and we aren't disappointed. Precisions team of employees is so professional. Marty and Johnny came to replace our windows, took them 2.5 days to do 28 windows. They were timely, very professional (so much so that I would leave the house unattended with them working in it while I ran summer errands with the kids). They were amazing. I'd recommend Precision in a heartbeat.
