image Do yourself a favor and steer clear of GJ Gardner for your construction needs. My experience with them was an absolute nightmare from the time they installed my windows wrong, all the way down to the near finish (I winded up having to let them go because they like to work whenever it's convenient for them).
Firstly, they promise a quick turnaround of just 4 months during their sales pitch, but don't be fooled. My project dragged on for a painful 10 months, filled with endless excuses and delays. They lack attention to detail, leaving me to deal with a laundry list of issues, big and small.
They fail to adhere to the agreed Scope of Work, like installing a sewer cleanout, which resulted in a FAILED inspection. It was only after I took matters into my own hands to get it done on my own accord. I have already made complaints to the CSLB.
Their so-called "turnkey" promise quickly turned into a nightmare when problems arose. Instead of taking responsibility, they left me to fend for myself, with shoddy workmanship evident throughout my home and a failed inspection. From particle board drawers to leaking fixtures and misplaced switches, the flaws were endless. They also installed a cream color cabinet when I clearly ordered Pure White (see pic).
Also, don't let these reviews fool you. Most of these are fake, and one was written by an ex-employee's family member with the last name of "Shields" and the assumption of Lisa's friends in the real estate business. The previous GJ Gardner Sacramento went bust.
No one in this company has a background in construction. They just have a list of inexpensive subcontractors to install their trade, and that is all they do, but their subcontractors don't wait around for no one. If they already have another job, you gotta wait in line...

It is very unfortunate to get a review like this. We certainly take this very seriously and at the same time think all the facts should be accurately conveyed so anyone considering building whether it be with us or any builder, there is an understanding of the different phases of construction including the final walk through which is the opportunity for us to correct any "punch list" items that might not be absolutely perfect. Construction projects big and small take a concerted effort by multiple parties (this would be sub-contractors which are there to do a specific job for us) and mistakes can happen through this process and we will always make sure they are all identified and corrected during construction and at the end while working through any punch list items. This would certainly be a typical process. In respect to timing of a build, while we run off of a construction schedule and have a sophisticated scheduling system to manage multiple projects simultaneously unfortunately, we are not immune to any of the delays that potentially arise when changes to the plans occur or could not control that a flooring company that we order our materials from (Zothex) went out of business. We also could not control the district sewer hold placed on your property as it was not in our scope to connect there. We were set to finish this adu around the time of the holidays, thanksgiving, Christmas and New Years. We had passed all of our inspections and this is public record and we have obtained a final clearance from the county for this project and issued a certificate of occupancy. The county district clean out was never in our scope of work, contract or specifications, since we are not required to connect to it and our plumbing inspection was passed with sewer connection we made. I understand that you had lost your job during the time of the build, and although there were several emails asking me to give you money to take care of these additional costs, it is not something that our small business could do. The windows were in fact originally installed per plan and we moved them for the customer at no cost. We have as a standard 9' ceilings and not 8'. When it had been brought to our attention that the client wanted the windows to be the same height as her previous ADU, the previous adu had 8' ceilings and that was taken into consideration. As well as any item that were brought up during construction that the customer wasn’t happy with we corrected.We made several attempts to contract Carolyn to do our final walk through with her which went unanswered. Unfortunately, we were not afforded the opportunity to make any corrections to any final punch list items that this customer was not happy with. What we did get is a request for a significant price reduction and then she contacted the Contractors State License Board to report violations that do not exist. She complained that we abandoned but wouldn't allow us to see and fix our punchlist items. Otherwise, it is a beautiful ADU that we are very happy with and for an incredible price and finished within 10 months. We had to pause construction to deal with the numerous threats and screaming profanities to members of the team on numerous occasions. No one enjoys to be harassed and work under duress. If you google how long did an ADU take in CA in 2023 the answer is 10-18 months and our price was incredibly favorable. Again, we are happy to take care of our punch list items, but complaining to have us issue $30k without allowing us to correct our work is not something that is warranted. On top of the 10 year warranty we provide for our workmanship we are confident that you will enjoy the ADU for many years!While we have many reviews to go along with 36 homes we have built over the last handful of years. We have clients, subcontractors partners (SB Framing -Shields), colleagues and vendors that vouch for our professionalism, integrity and quality of work and reputation.

image G.J. Gardener (Gardner) built a 600 sq ft ADU for me in 2023. I have exactly what I wanted, and I am very pleased with the final construction. I would recommend Gardner if you are considering a construction project.
I spent 2022 searching for a contractor to build an ADU in my backyard to accommodate our multi-generational family. I contacted four contractors none of whom followed through with a written estimate, a home visit to scope out the space available to build the desired structure, and without a discussion about what I was hoping to create. I decided to move forward on my own until I found a contractor. Toward this end, In March 2022, I had the plans for an ADU drafted to submit to the county. In June, I applied for a building permit, a process that took about 6 months. Gardner will draft the building plans and apply for the permit on your behalf -- painstaking, headache producing processes I would have gladly turned over to them had I found them in early 2022..
I found Gardner in mid-December 2022, within a couple of days of my reaching out to them, two of their representatives came to the house to discuss what I wanted to accomplish and to look at the property where I wanted the ADU built. Within a few days after our initial meeting, I had a written estimate. In January 2023, we signed a contract and I was provided a construction timeline and payment schedule.
Because of the heavy rainfall in early 2023, the start of the project was delayed by several weeks, but once the weather cleared, Joseph Tom, the job supervisor, kept the construction moving, juggling different aspects of the building process when
there was a scheduling problem with a subcontractor or delivery of materials or appliances. Like any project, there were issues along the way; however, the Gardner team addressed them in an expeditIous manner. I found the Gardner team to be responsive to any concerns I raised as well as to my requests for last minute changes to tile, paint color, and a few upgrades.
Lisa Rayman, the owner of the company, helped me with the selection of everything from doors and windows to appliances and hardware. If there was an item I wanted that they did not offer, they looked for what I wanted and secured it for me. She has been quick to respond to any inquiries or concerns I raised.
The team is personable, easy to deal with and interested in providing the customer with exactly what they want. I would trust them to take on any other construction project for me, if I should ever need one.
Why four stars instead of five? Because of my personal belief that nothing/no one is perfect. I would have done four and a half stars, but the system did not allow it.

image Research the GC as GJ Gardner is a franchise brand. Any GC can hide behind the brand. Worst experience with a GJ Gardner GC, Chris Hewell, in 2011/2012 resulted in litigation. Beware.
