I recently moved to Tierra and love it so far! The move in process was easy, the apartment complex is beautiful, and maintenance is responsive. While I understand reviewers noting management is not always on site, I have lived at other apartments in the area and feel this is pretty standard. Tierra has been very responsive to my inquiries via text and email, and any concerns were quickly resolved. It's also comforting to know that on site management is just down the street at the Westerly. Also a huge thank you to Tawny who was a pleasure to work with during the move in process!

Strong smells of weed in many apartments, dogs barking incessantly, 13 month lease, require 60 day notice to move out, nickle and dime fees, maintenance issues: no hot water for 2 weeks, heater didn't work at all, maintenance left the door unlocked one day. Feels like Motel 6.

5-stars for PEDRO!! He is personable, professional, and actually sought to remedy my issues. He listened to me, acknowledged my concerns, and is the kind of person I had hoped to work with on the leasing side, he should be that person. 5-stars for the ground keeping guy too - he does an amazing job and is always working it seems. 1-2 star for all other aspects. Positives: after hours pool party noise gets shut down more than not, the daily unnecessary leaf blowing in the pool and halls stopped a long while ago. Location and pool/gym are wonderful. But, one bbq still broken after 1 yr? Not so positives: No human interaction. Texts to people in other states and emails with no person attached to it is the norm. - My lease ends 4/27, I began being contacted in Jan. for an answer to if I was staying or not. It became so annoying I literally had to ask them to leave me alone as my lease was not due up for more than 60 days. When they want you theyll contact you, when you want them its difficult. - The location and grounds are great however due to the amount of Airbnb and sublets, the pool and noise can get bad especially during the Summer. Not to mention your parking being taken by them. - It took like 15 emails and pulling teeth to get an answer on move out fees, which I still dont entirely have. - The lack of any human interaction, replies to emails or things sent through the app are minimal on the best of days. - I have a small one bedroom which I keep meticulous. As soon as move next month they intend to tear out the kitchen and bathroom yet I am expected to leave the place in the same condition I got it. They want to charge over >$400 to clean it plus any painting. In my job I have homes cleaned for this amount. The tub came with a couple gashes and during the move in walk through I asked for it to be fixed and I was told not to worry about it, so, I didnt report it. Now I fear, from another review, they will try to charge me some obscene amount for it. - Packages will be stolen; have them delivered to an off site place - More than once I have received emails stating a service request -that I did not put in- has been completed and when asked what it was for and why is my place being entered without my permission, zero reply. - Crazy amount to get an EV parking spot and then the company they use is the most expensive level 2-, they are equal to or more equal to the fast chargers. - How does a company this large not have a set protocol for move out? Greystar has it down: after your move out walk through they tell you x for paint, x for cleaning: standard or extra, boom done. I cannot for the life of me get anyone at UDR to tell what I be will charged for basic small patch and paint versus major fixing and paint. - I use this as proof that I was told to patch small holes and smooth them for paint. No need to paint, and I should be fine. We shall see.
