The Flat

Place is alright.. too overpriced in comparison to how small the studios are. Neighbors are very loud though, very inconsiderate of the people living around them, especially with those who either have children, work at home, etc. Can't wait to move from here in the foreseeable future!

The Flat has been an overall great experience as a community very near DTLA. Management is very responsive and addresses your issues quickly within the same day, there is plenty of parking, the gym is sufficient and the other amenities and on site security are welcome. By far the biggest advantage is the location being in walking distance to many restaurants and entertainment and shopping. The apartments themselves are small in comparison to others out there, if you intend on moving here you will have to be smart with your furniture and layout choices. The floors and walls are concrete which make it quieter and blocks out noises and the closet area gives a lot of storage space for clothes and other items as needed on every unit. Some disadvantages would be only a mini fridge on certain cheaper units, unless you get takeout very often the space is too limited in the mini fridges. Standard size fridges should be the baseline. The kitchenettes are very small but heat up well enough. All units are very dark with only one "main" light in each, be prepared to bring lamps if you want a bright interior. The large open mirrors on each unit make up for this in the day letting in a lot of natural sunlight. Unfortunately the AC wall units are not my favorite (irritate your sinus/allergies if you are sensitive) but the windows can be opened if need be. The bathrooms on most units are very small with little storage but tubs are standard. Be gentle with the toilets and tubs as the sewage system is decades old. The biggest gripe I have would be the carpets on each floor hallway. This used to be a commercial hotel and these carpets certainly reflect that. Thankfully these carpets are not inside the apartments. This is a big dog community so expect to see them and their...leftovers every now and then. The mailroom has been safe and reliable thus far and there is a bicycle room available also. Pricing for each unit will be for each person to decide if it's worth the amenities and space. Personally the premium for downtown view is a bit steep but the view is excellent for those that choose so. Look out for cheaper units that will lack the nice views but come at much better rates and with offers throughout the year. Overall experience has been positive with the whole community having a "retreat and rest from the daily grind" feel. If you can compromise on the kitchen and size of the apartments I recommend giving The Flat a chance.

Shima, the community manager, has been extremely helpful through out the touring process. I was out of state and had to tour the units through video calls and emails. Shes been thorough, knowledgeable, and good at communicating. I highly recommend her if youre thinking about leasing at The Flat.

The showing was wonderful and full of detail of the unit. Needless to say, I can stay at my comfortable of home to get to enjoy that experience.
