    BEWARE of 4225 Torrey Grove in Granite Bay and the Professional Property Management team!! Deborah and Miranda are the worst property management team we've ever dealt with. They're rude, terse, and do not care about their tenants OR the property owners they represent. In regards to 4225, the owner also does not care about the condition of the house and has no regard for you as a renter. I'll leave his name out as a courtesy. Miranda and Deborah will not pick up the phone and will not call you back. The best they will offer you is a short email written with disgust for you. After applying for 4225 Torrey Grove in Granite Bay, we did a walkthrough and the inside of the house was significantly damaged, dirty, and we found a dead cockroach in the bathroom (picture attached). The only way we could view the property was if we applied, of course they require a $100 fee for this... After the tour, we shared pictures of the home to the PPM team. Miranda and Deborah's responses to us were rude and they attempted to gaslight us by making it sound like we were unreasonable people for expecting a $3,800 a month home to be nice. Did I mention a $4,100 security deposit? I've included some pictures and screenshots of their communication to us so you can judge for yourself what kind of people they are. Do not rent from Professional Property Management!

    They dont answer the phones. Theyre vague when answer questions. I JUST moved in to my place and it was very dirty. Floors needed mopping, microwave doesnt work, mold in the shower, shower door missing, lint Filter in the dryer was full, the internet (included in rent) keeps going out while Im working and I cant call anyone because they quite literally dodge phone calls. Also they gave me a walkthrough document that stated everything in the home was good and then told me about the shower door and threw it in the notes after I gave them my full rent. Ive rented a few places and never had to pay a full months rent when moving in. I moved in on the 13th of the month and had to pay the full rent by cashiers check. 12 out of 10 would NOT recommend to home owners OR renters.

    I am very displeased w how this property management runs their business. I rented w them thankfully only a year! Anytime that I reached out to receive a phone call bk I either would hear bk days later or none at all. My family n I really loved the house n even when the owner decided to up n sale the house out of nowhere we offered to buy it but weren't able to purchase till August. Unfortunately our offer was turned down n had 30days to find a new home. Considering the timing of everything we were able to find a home just a little out of the 30days which the owner graciously said we could stay till we could move as long as we made a commitment to help w the process to sell. It was a living nightmare w the owner, realtor, n property management! I had notified PPM that the owner n realtor were harassing me bout showings n couldn't accommodate them at the time of request. PPM made it seem like they were on our side but than turned around n served me w a 24hr notice stating they will enter w out my consent when the notice was for an inspection which it wasn't! It was so a family that put an offer on the home that their children come look at the home! Why come into my home during this pandemic while we are home bring a hole family  n risk possibly exposure!? On another note I know owners are not easy to deal w at times but to notify this inpaticular odd individual of an owner w the details of my move out date was inappropriate he showed up on the day of move out harassing me to allow access while I was trying to finish up cleaning n get out of there PPM did not care of the situation.  Prior to move out I was notified of a water bill of $905 had to be paid in full that neither I nor PPM received through out the year the owner received somehow I ended up paying in full when all reality I shouldn't have been responsible for their mistake. When trying to get my full deposit bk I was charged an  unnecessary amount of bills that already paid for in full prior to moveout, a comforter set left behind by his realtor still in the bag, brand new deadbolts that I provided w a brand new security system, light fixtures that prior to moveout I graciously offered the owner which said yes! cleaning that they made while painting/repairing  the house, n anything else the owner felt I needed to pay for because he was selling the house n wanted to get as much money bk possible so that he can put as little out of his own pocket to prepare for sell. Knowing I wanted to dispute the refund of my deposit PPM knowingly closed the account n said they will forward the owner my receipts for him to possibly reimburse me. I will never recommend a property management like this n hope that they treat their clients better in the future after an incident like this. Although reading these reviews I will have to take this to small claims courts..
