The Orchard Apartments

Management is absolutely terrible, the property manager, Julia, does not care about her residents, nor does she properly know how to do her job, and corporate refuses to do anything about her. We were left without air conditioning for three days during a triple digit heat wave because she refused contact and would not send maintenance over. Also there is only 1 maintenance man for the whole community. I wish I wouldve read the reviews before I moved here. The old property manager was so much better.

Grossly overpriced units with old outdated appliances, old ghetto aluminum single pane windows, the central heat/ac units are so old they actually fit the description of antique. The space between the ceiling and the tenants living above sounds like its hollow. I heard footsteps in every room of the apartment, but the worst thing I experienced was the volume of the upstairs toilet being flushed. I could not believe how loud it is in the bedroom below with the bathroom door closed. The interior walls had a bunch of poorly repaired punch holes, and on the thumbtack holes they slapped on the putty and didnt smooth them out, they just painted on top of the mounds. The edges of the walls in the hallway had big chunks missing that were just painted over, the kitchens have old painted cabinets that stuck together, the showers are made of old ugly yellowing plastic that was repaired with some mud looking substance, the ceilings have giant poorly replaced sections that are embarrassingly obvious in the living room and bathroom, the wood on the upstairs balcony out back and out front is is past the point of rotted, theres huge chunks missing on the bottom side, the wood siding was warped and the wood that makes up the backyard fences is water damaged. The boards nailed together on top are warping away from one another so I was able to determine that the wood wasnt primed prior to painting. The garages have no insulation or anything to protect your belongings from major temperature changes, they dont match the buildings and theyre just made out of metal. Very ghetto. It should be criminal to ask people to pay high quality prices for such low quality housing.

The new manager Julia is terrible! She can't answer anything and is rude on the phone. Worst manager of anywhere I have lived.

Hey orchard we dont want the gate thats ignorantly designed, cameras are cheaper and we dont want to pay for a garage we want you to put all this money youre wasting into improving the quality of the homes we live in. How about you get rid of these fossils some might call single pane aluminum windows that mold every winter and give us dual pane windows so we dont have to live in a mold infested home. The way you people spend our rent is pathetic we dont want to be subjected to MOLD. We want PARKING. We want whoever breaks into our cars and steals our cars out of our covered parking stalls to be found and held accountable. We want a leasing manager who isnt just there to collect a paycheck and take personal calls all day. DONT MOVE HERE YOU DESERVE BETTER!!!
