    I've been a resident of Empire Landing for the past year. The apartment complex was recently acquired by Westhome Property Management. I want to give a balanced review of the pros and cons of living here in 2022: PROS: 1. AMENITIES: The apartment complex has great amenities, including a pool, spa, and gym. The landscaping is beautiful. 2. SAFE & QUIET: Empire Landing is a gated community with a 24/7 patrol. The new landlord expanded this service with trained personnel who frequently patrol the area for safety. 3. FAMILY-FRIENDLY: A lot of residents are families with children. Community members are welcoming and friendly. CONS: 1. UNRESPONSIVE MAINTENANCE: We recently had flooding in our apartment from a broken kitchen sink on a Saturday night. Maintenance took 3 days to respond (submitted the maintenance request on Saturday night and didn't get a response until Monday). Calling in the next day for an update, a gentleman named Michael at the front office mentioned, "Sorry sir, according to Westhome company policy, this doesn't qualify as an emergency maintenance request." I learned that there is "limited maintenance on weekends" according to staff. Not necessarily as responsive as expected from a "luxury community." In addition, 3 of the 4 treadmills at the gym no longer work. I submitted a maintenance request for these and it was quickly removed from the ticketing system without any resolution. Residents have tried troubleshooting the treadmills on their own by unplugging and plugging the machines back in. Good luck getting responsive service from the company. 2. EXPENSIVE GUEST PARKING: Guest Parking is not a community amenity, but is a paid service. Recently, Empire Landing partnered with Parking Boss, a mobile app that requires guests to register their car with the service and only offers free parking between 9 am and 9 pm. For guests outside of this time range, they are charged $7. This was surprising to me given most communities offer free guest parking as an amenity. 3. INFLEXIBLE MANAGEMENT: Recently, rent prices have increased at the community by a few hundred dollars to around $3,000 for a 1 bed/1 bath apartment. When it came time to renew our lease, the landlord mentioned they were unwilling to keep our monthly rate within a similar range to what we're paying previously (~$2,400). Although we were refused a discount, the landlord offered a 4 week free rent promotion to new renters a week after we signed the new lease (but did not make the same offer to existing residents). If you want significant increases in your rent, this is the right place for you. Overall, for these reasons above. I highly recommend not living in the Empire Landing Community.

    Ive been here at Empire Landing for a little over two years and I love it here! Its been a place that feels homey and most importantly safe/gated. It has great amenities such as a pool & gym that are consistently improving and currently being updated. They are super on top of any/all maintenance requests that can be submitted through an online portal; Alex and Tony not only are efficient in their work but they are also the nicest guys youll meet. Ashley is the new building manager and with new management there are always adjustments. She was willing to sit down with my roommate and I to discuss any/all potential concerns we may have had and was incredibly kind and understanding which was greatly appreciated I have renewed my lease for another year and am very excited to see the new changes they make to this beautiful community

    I have been a resident at Empire Landing for 5+ years (and counting)! This place has truly become my home and I am more than thrilled to say that it is a wonderful place and location to live for every individual, couple, family, etc.. Most recently there has been a change of management, but I very greatly appreciate the "open door policy" for any questions, comments, concerns, and help with easing into this new shift of living! They are open to community suggestions and concerns with an open mind in hopes to make every one happy while maintaining stability in the complex. With change comes adjustments but also excitement!! They team has done a great job providing to the residents what is to come in the upcoming months between apartment renovations, property upkeep and a little face list to this timely Burbank complex! Ashley has done an incredible job being a liaisonbetween the community and upper management working hard to make sure everyone feels good about their living situation and getting acclimated here :) She truly is beyond wonderful. Not to mention - the maintenanceteam (Alex and Tony) are THE BEST in the business.. always so available and ready to help with any/all apartment needs and do it with the biggest smile on their faces. I'm very excited to be extending my lease staying here at Empire Landing and look forward to all the exciting things to come!! :)
