For the price and location it's good and service was friendly. It was clean and the water pressure was good/hot. The AC was loud so I would bring ear plugs if you are sensitive to that sort of thing.

Simply put, you get what you pay for when it comes to this establishment. Stayed 3/14/24, a Thursday. Rooms are dated, but clean. Front desk female attendant was very nice both in the evening and morning at breakfast and check out. The only complaint I can offer is the Wifi signal is weak. I stayed in room 126 and sporadically would get one bar of a signal or none throughout my stay. I also want to mention Newport, AR has some of the kindest and helpful citizens!

The rooms are spacious, clean & I have always had trouble with TVs & remotes, they sent someone right away to help us with it. The heater in the bathroom was great especially in these below freezing temps.

The rooms are comfortable and very clean. Owners are fantastic. Would stay there again.

I guess to start out I'll say you get what you pay for. If you can see my photos you will realize what was going on. Number one we've put in a room in a dark corner. We asked to be moved. They said that we could not be moved unless we want to go to a smoking room. We talked to other people who were in a smoking room and they said it was very undesirable. They went and bought cans of air freshener just to be able to sit inside. Breakfast from 6:00 to 9:00 weekdays. You best be there before 9:00 cuz nothing else gets put out after 9:00. Even I was there at 8:00 with other people and they ran out of waffles mix. Did anybody ever come check-- no. And the other people said they were wanting waffles. Had to ask for hot water for one of the two packs of oatmeal available. I understand them wanting to be economical but there is a limit. Every time I was there, the orange juice dispenser was a clear jar with about an inch from the bottom. The orange juice was always below the spout. At 9:00 local kids came in to eat and I had to take the top off the container and pour the orange juice out of the top. You do refund Now with the outside appearance, if they would spend 5 minutes sweeping in the parking lot things would look a lot better. Lots of Cigarette butts were piled up, trash cans were running over and dog poop was on the pavement. The rooms were fine Even though maintenance items have been ignored. The clean staff were that courteous. We did not require daily cleaning of our room but we did have fresh towels except for the last day and we saw no one that day. When we got there there was water in front of the small refrigerator. We got a washcloth to wipe it up and the the worth cloth was Brown with dirt when we finished your.
