    I know there's not a lot of property managers in the area, but if I had known what would happen I would have just gone without one. Literally worse than doing nothing. Admittedly this was a couple years ago, around 2021, but while trying to fix all the damage they caused I must have forgotten to leave a review. First of all, to their credit, they found good tenants. A nice young couple that always paid rent on time and didn't cause any trouble. Everything seemed great until we get a phone call from the property manager saying that the water main burst and the yard was flooded. I said that's really bad, can you get an emergency plumber on it? Nope! This property manager apparently has no emergency plumbers in their contacts, and can do absolutely nothing to stop the water. The full extent of what they did to solve that crisis was to call us. We are not emergency plumbers, and we live (with full time jobs) in Phoenix. We had to call off work, drive two hours to Cottonwood, get some shovels and repair it ourselves. If we lived out of state or weren't handy, I suppose the property manager would have just left the water main gushing because apparently stuff like that isn't her problem. But the REAL trouble was when they wanted to get the swamp cooler running. I told her that we don't know what's wrong with it, and it hasn't been in use for years. She hired an "independent" contractor (strange that the contractor's company was registered at the same address as Abode Group) that just hooked it up, turned it on, and LEFT. He didn't check to make sure it works, or what might be wrong with it, nor did he even bother to make sure the water tubing was connected right. Because it sure wasn't. Dozens of gallons of water filled our attic, and the entire damn bedroom ceiling fell in on that lovely young couple. I was, naturally, pretty upset at what their contractor did. I couldn't believe my ears when the property manager said that this was OUR FAULT and the contractor isn't at fault at all (yeah, I bet he's her family or something, no way you defend an independent contractor like that). But did she offer to bring been THE SAME CONTRACTOR to repair the tens of thousands of dollars of damage he directly caused. Of course in our dime. Yeah, no. That's when I decided these guys aren't taking us for anymore money. We couldn't terminate the contract with Abode but we told them absolutely do not send anymore contractors. We really thought about sueing them but ultimately decided to let our insurance deal with it. Our insurance company was great, got people out there drying out the place the same day (Abode wanted us to wait a few days for their contractor to have the time, even though that would have let the water stay and continue to do damage). We decided this isn't working and sold the property. If I had known that these guys would cause tens of thousands of dollars of damage and then want is to pay that to them to fix the damage they caused we'd would have never went with these guys.
