Poor treatment of potential renters. Assistant manager is rather dismissive and rude. Wasnt even showed a unit when thats what the appointment was for. Younger woman in the office is lovely when I called later. However, management seems subpar and not worth living there.

Smells like smoke constantly, sidewalks produce large ice sheets and no one puts salt or anything on it, Olga doesnt seem to listen that well, appliances are old (and white, who has white appliances in 2024?), parking lot is damaged and uneven, says fully renovated but still has washers and dryers from the 1980s, too loud, doesnt have a full gym (no lifting machines)! Its well worth your money to find somewhere else

LET THE 2.3 RATING SPEAK FOR ITSELF!!! I only gave 1 star because you can't do less! DO YOURSELF A FAVOR AND DON'T RENT HERE!! IF YOU DO, You had better be 100% CERTAIN about renting here if you are even thinking of doing so. The apartments are nice and decently priced. Olga and Jessica are nice people.
BUT they are TERRIBLE at communication. I inquired about an apartment back in September. Olga showed me a few units. Then I got passed off to Jessica. The unit I was looking at getting was under renovations and was not even ready to be rented/moved into. I had simply applied for it. The only piece of paper I ever signed was the application. I had given the application fee. I was told I would be contacted within a couple of days to be notified if I was approved or not. I HEARD NOTHING FOR OVER A WEEK. So, I had to call them to ask if everything was okay because I had not heard anything. Jessica said that I had been approved and everything was okay. (Well, was anyone going to contact me to let me know this?!!) That day (9/29) that I HAD TO CALL THEM, I had brought in the remainder of my deposit. (The application fee went toward the deposit) A total of $450. The apartment I was approved for was still not ready. It had a PROJECTED completion date of 10/14. Well, life happened and my plans changed. I had called well before 10/14 and spoke to Jessica, and she told me it was TOO SOON TO TALK ABOUT ANYTHING BECAUSE THE APARTMENT STILL WAS NOT EVEN READY. She told me I would need to CALL BACK CLOSER TO THE MOVE IN DATE. I did not have a solid move in date. I was only told that the apartment was projected to be ready on 10/14. I have documentation proving this. So, closer to the move in date, I went in person to talk about needing to hold off on moving in. I was told I would not get my $450 back. At that point, the apartment was apparently finished with the renovations, but AGAIN, NO ONE CALLED TO TELL ME THIS!!! They said I would have needed to "change my mind" and cancel by 9/28. I GAVE THEM MY DEPOSIT ON 9/29, AND NO ONE SAID ANYTHING ABOUT THIS TO ME!! At this point, I still had not signed ANYTHING but the application. So they told me I was canceling my contract. I HAVE NOT EVER SIGNED ANY CONTRACT WITH THEM. They just said there is nothing that they can do. So, I called their corporate office and spoke to Joselyn. She was very nice (in the beginning). I explained everything to her. She said she would look everything over and someone would get back to me. (I had expected a response back from her) I did get a response back, but from Olga in the office. Not from Joselyn at Corporate. I went back to Joselyn in person and showed her all of my documentation showing that the apartment was not going to be ready until 10/14 and explained that the ladies in the office do not communicate. She said herself that she saw where the dates were contradicting and said she would give everything to her supervisor and that I would hear back. Well, I heard back, and the emails I received were less than polite. Quoting the words exactly, "This is your responsibility as you made a lease contract and legal commitment. There is no more discussion on the matter. You are the responsible party." I DID NOT MAKE A LEASE AND LEGAL COMMITMENT! Another email from them stated word for word, "We are not going back and forth; you had a responsibility, and you are trying to push it back on The Orchards. There is nothing more to say." And the last email stated, word for word, "There will be no more discussion over this after this last email from our company."
This is AWFUL customer service. From the office at the apartment complex to the corporate office.

MOLD, SCAMMERS, HORRIBLE COMPLEX. Avoid this place at all costs. Mold will form in your bathroom all over the walls due to a horrible ventilation system and poor design. When I reported this to the leasing office I was told to "leave the door open when I shower." Maintenance cleaned some of it and advised that we clean the rest or else we'll be charged for it. The sliding door that covers the washer and dryer fell off its hinges and hit me in the head after being told that maintenance had fixed it the first time it came off the hinges. Children will be running around screaming with no parental supervision. Don't plan to sleep in on the weekends, because you will be woken up to screaming right outside your window. The people in the leasing office have terrible customer service, and the management will charge you for absolutely everything. Overpriced pet deposit, and they will DEFINITELY be over charging you after you vacate for nonsensical damages the security deposit and pet deposit should cover. You will regret living here.
