This is the absolute worst appraisal company I've ever dealt with in 11+ years of selling real estate. Appraisal was ordered on April 8, and was finally received late evening of April 20. Representatives at this company kept promising different dates we would receive it, and then it just wouldn't show up. Earlier this week we were finally told that the appraiser had computer issues and was 75% done with the appraisal, but no one bothered sharing that little tid bit of info with us so we could at least prepare the sellers for a probably delay in closing. Whenever we'd call back to follow up with a supervisor, she just stopped answering the phone, I guess hoping we would just "go away". This is a horrible company with employees who don't have a clue, or a care about timelines, and how their lackadaisical regard for timelines truly affect the real lives of multiple people involved in the purchase of a home. Steer clear of this company.

Imagine handing over your hard-earned dollar bills for a glass of lemonade only to watch the entrepreneur run off with your money and not give you any lemonade. How would you feel? Well, my lived experience suggests a customer risks having a similar feeling if she decides to engage the services of Appraisal Management Specialists, LLC.
In short, I'm out $1500 and have no appraisal. Be warned.
I paid in advance for an appraisal, which, months later, AMS unilaterally decided to cancel. AMS offered only a partial refund because, according to them, the appraiser "put a lot of work in."
Putting a lot of work in matters when your 5th grader did her best in the jog-a-thon, but didn't come in first. We celebrate it. We nurture it. We encourage a growth mindset. When it comes to the business world, however, customers care about getting the products and services they are charged for.

If you want to loose money then use them. My friend used them and then used another one and this company apprised $170k lower. They dont know the bay are a market at all.
