    I would give zero starts if I could. Renters beware: 4 Degrees is a predatory scam of a rental company, and they will steal as much of your money as they think they can get away with, through whatever fraudulent means they can.We rented a property for four years, during which the management changed several times. 4 Degrees was our current management company when we moved out in July of 2022. During the two years that they were our management company, they were impressively neglectful of the property. When we had a cold snap in October--a time when Spokane is often below freezing at night anyway--and they hadn't turned off our sprinklers, they refused to acknowledge that they had any fault in my injuries occurring from slipping on our completely iced-over porch steps. They were slow to respond to maintenance requests, if at all, and several times their "maintenance" did not actually fix the problem. We had a toilet and a bathroom fan that hadn't worked correctly in over a year when we moved out, despite several maintenance requests to fix both.Still, that didn't stop them from changing us for the "damage," as though we hadn't tried to get it fixed correctly while we were tenants. They as charged us for a multitude of things that legally fall under "normal wear and tear" when a tenant has living in a property for four years, including nail holes in the walls, a tarnished toilet seat, some peeling paint around the shower in the bathroom, dirty air vents, replacing light bulbs and an air filter, removing a curtain rod that was there when we moved in, and for "not fully attached carpet" in the basement that was in the exact same condition as when we moved in. They also charged us for an expensive carpet cleaning, despite an (illegal) clause in the lease that required us to provide proof of having our own carpet cleaning done before move out (which we did). The list of things that are illegal to charge a tenant for comprised most of our move out charges.In addition to this, they tried to claim that our deposit was a whopping $900 less than it actually was. We paid a $1200 total deposit upon move in, plus a $300 pet deposit later on, all of which was clearly documented with the previous management. Despite that clear documentation, 4 Degrees first tried to say that they were not responsible for deposits paid to a previous management company (which is blatantly false and, again, illegal). Then they tried to say that they had no record of our previous deposits and so could not credit them to our rental account. Then, when provided with the records, they said that the phrasing of the $600 non-refundable part of the deposit as a "decorating fee" meant that they were not obligated to count it to our account. They stood by having no record of the pet deposit or addendum, and we were unable to track in down in our personal records.At this point, we contacted a lawyer, because they were not only telling us that they could not find $900 of our money, but they were also trying to charge us nearly $800 over the deposit that they said they could find, the vast majority of which were illegal charges. It took having our lawyer draft a letter to them for them to miraculously find the records of our $900 and finally credit that money to our account.However, even with multiple communications from us and our lawyer, they have refused to acknowledge that the majority of their move out charges are fraudulent and predatory, and have tripled down that their charges are totally reasonable and legal. (Let me remind you that they charged us for replacing light bulbs. I have rented for most of my life and have never had a management company have the audacity to charge me for replacing light bulbs.)I will never do business with this company again, and I will be loudly and persistently telling everyone I know not to do business with them either. They could buy up all of the residential property in the greater Spokane area and I would chose to live under a bridge in the Spokane winter before I rent from them again.

    Hello We were having some hiccups in communication and expectation at first when I hired 4Degrees (I was a new client) to manage my apartments at the beginning of this year, perhaps due to the changing/shifting of their staff and positions, and of course Covid has a big impact as well. I was lost for awhile not knowing what to do as far as being a new client of 4Degrees. Til this day, I still haven't met any of their staff members in person except for Jessica when we met initially to turn over the buildings. Anyway, with patience and consistence we are doing better now. Along the way, there were a few key staff members that I was able to talk to via phone/text/email and they helped answer many of my questions and concern. I think overall, initial communication and expectation could have been better to develop a clear understanding and expectation from both parties. As I mentioned earlier, I was lost for a while as their new client and was starting to feel disappointed in the company. Anyway, I think things are getting better now and I hope that it will continue to improve. Thank you to Jessica Rafter, Douglas Lowell , Lisa Weth, and Jenna Niles for helping me and responding to my emails/calls during this time. You guys were the main four that I talked to and helped me, and the only reason why I am still with your company. I hope this honest review helps all of us improve in one way or another because there are always room for growth. I am looking forward to collaborate with your company for years to come. Remember guys----communication is the key!

We rented a property for four years, during which the management changed several times. 4 Degrees was our current management company when we moved out in July of 2022. During the two years that they were our management company, they were impressively neglectful of the property. When we had a cold snap in October--a time when Spokane is often below freezing at night anyway--and they hadn't turned off our sprinklers, they refused to acknowledge that they had any fault in my injuries occurring from slipping on our completely iced-over porch steps. They were slow to respond to maintenance requests, if at all, and several times their "maintenance" did not actually fix the problem. We had a toilet and a bathroom fan that hadn't worked correctly in over a year when we moved out, despite several maintenance requests to fix both.

Still, that didn't stop them from changing us for the "damage," as though we hadn't tried to get it fixed correctly while we were tenants. They as charged us for a multitude of things that legally fall under "normal wear and tear" when a tenant has living in a property for four years, including nail holes in the walls, a tarnished toilet seat, some peeling paint around the shower in the bathroom, dirty air vents, replacing light bulbs and an air filter, removing a curtain rod that was there when we moved in, and for "not fully attached carpet" in the basement that was in the exact same condition as when we moved in.
