Buyer Beware !!!
It was suggested by a GAF roofing representative that I file a complaint regarding one of their Certified Contractors, Architectural Exterior Design, Inc. and the owner Mr. Ryan Merritt.
In early 2019 I did much work analyzing roof proposals and contractors. My biggest concern was the weather and winds of Virginia Beach. I was willing to pay more to make sure that the roof system chosen and contractor were solid. I eventually selected Architectural Exterior Design and Ryan because:
-shingles were to last up to 130 mph
-shingles were to be secured with no less than 6 nails per shingle
-.32 gage metal perimeter fastened to rakes
-the 10 year system plus extended warranty
-a positive reference from another home owner who worked with Architectural Exterior Design, Ryan Merritt and the GAF roofing system
-Ryans website which acknowledged that they understand that As a roofing contractor they know that storms hit us hard here in Hampton Roads and that they take a toll on your home
On July 20, 2021 I reached out to Ryan to discuss the rake perimeter metal which was just beginning to come off. I asked that his team visit the home to secure the metal with more fasteners and suggested that they use screws. After about 5 calls and 6 months later Ryans team visited the home after one piece of the metal had eventually blown off and a second piece was just barely hanging on. After Ryan's visit he contacted me and we discuss workmanship that was pointed out to me by another contractor that has done siding, door, etc. work for me over 15 years. The questionable workmanship was around the inconsistency of fasteners and the spacing of fasteners. What I found was:
-some of the perimeter metal was fastened with 1/2 screws that have rusted (not galvanized) and other parts of the metal perimeter was fastened with nails
-some of the perimeter metal was fastened 15-18 inches on center and other metal was fastened as far apart as 6 1/2 feet on center
Ryans statements to my concerns were:
-he could not explain why his team used screws as fasteners for part of the perimeter metal and nails for the other part of the perimeter metal
-he said the fewer the perimeter fasteners the better due to cupping cause by fasteners on the metal which would invite wind damage
-he said that I should expect continued problems with metal dislodging unless I have periodic maintenance to re-nail nails that will work their way out
-he said that I should be okay with the damage because there are only 2 pieces of metal that are problematic
-he said that I should have realized a reduction in my HVAC bills due to the efficiency of the roof system
Because I considered all responses inappropriate I decided to review my contract, the GAF warranty and specifications. I contacted GAFs Technical Services and asked for specifications regarding fasteners. I was able to review GAF Drip Edge and Shingles TAB-R-141 Installation Guidelines for Eave and Rake Edges and was sent a copy of the guidelines which state Always be sure to follow the printed instructions on the wrappers of GAF shingles and to be sure to: Make sure the drip edge is adequately fastened to the underlying deck a minimum of every 8-10 or as required by local building codes. Obviously the appropriate fasteners for a specific job are important to perimeter being secure, and very different that the message I received from Ryan which was the fewer fasteners the better.
I continued research online looking at every roofing specification regarding perimeter metal that I could find. Every specification stated that metal should be secured every 8-12 inches on center. Most of these specifications were on different roofing suppliers and association websites. When I shared my research with Ryan he totally dismissed the information because it was from online sources which he had no interest in discussing. I then challenged Ryan to show me anywhere where specifications for perimeter metal stated the fewer fasteners the better. Obviously he could not! Service: Roof installation
