    I can’t speak for the company. I’ll speak for Candi Styles. She will pretend to be your friend during the process and try to sell you anything and push for you to close on bad deals even when it’s obvious that particular house is a bad decision. She also doesn’t touch basis with her clients after the closing date. You can literally tell she is in it for a check and doesn’t take pride in her work.

    Unfortunately, I had an awful experience with Julie Perkins at James and Lee Realty. I am still dealing with the repercussions of purchasing a home with her as my agent, and I may be dealing with them for some time. I'm facing the potential threat of a lien being put on my house post-closing because the seller may not have paid her contractor $6000. The contractor also says he is owed $8000 on the property before this one. Julie highly reviewed this seller when I spoke to her on the phone about the property, as I should have expected because she works in the same office as the listing agent. In multiple ways the home was misrepresented. Julie made no apparent effort to negotiate on my behalf. I incurred all closing costs (I agreed to this in the initial offer). However, I also ended up paying $6500 over the appraised value of the home. With less than one week before closing I found out the house appraised for $19K less than my offer, and Julie presented me with the option to pay $6500 over appraised value or walk away from the purchase. As the client, it feels like she and the listing agent worked together to get the sale, and she did not have her client's interests at heart. She was not present for the home re-inspection, final walk-through, or closing. Her husband (also a realtor) stepped in for her. I had concerns during this that I tried to bring up, but he also glazed over glaring mistakes, including cut wiring to a light fixture and socket. The listing agent was also present and noticed an unsecured front entry on the way out. He mentioned he would reach out to the seller and it would be fixed, but I got nothing in writing and ended up replacing it myself. I have incurred significant costs and am still dealing with the seller refusing to honor a warranty stated in our PICRA. It feels like Julie got her commission and is done with the situation. She has been less than responsive. More than once, I had to request important documents that were not provided to me at closing. Further, even before closing on this property she fell short of my expectations. I was encouraged to make an offer on a home in a neighborhood with significantly higher crime rates than the national average. Luckily, a friend drove through the neighborhood for me when I was states away and unable to be there. She gave me the opinion that she wouldn't feel safe there after dusk. As a single young woman and first time home-buyer, I had hoped Julie would have my best interests at heart and be even the slightest bit forthcoming about concerning properties/areas. As it was, I did countless hours of research and brought in friends to avoid making an offer on this property in what some might consider a bad part of town. Julie expressed no concern about the area's crime rates or poor school ratings. As I am still dealing with the nightmare Julie “helped” me into, I cannot say a lot more as to my situation. However, I could never recommend her in good conscience, especially not to first time home-buyers or those who are not experts in law, construction, and real estate, as well as the area they will be buying in.

    My active duty military daughter recently purchased a house with Julie Perkins as her agent. I would never recommend her, or anyone from this agency, assist in the purchase of your home. My daughter paid all closing costs as was agreed upon in the initial offer; however, she also ended up paying several thousand dollars above the appraised value of the home with no effort from Julie to negotiate on her behalf. Julie and Mike Nishnick, the listing agent, took advantage of the time constraints and pressure my daughter was under during a military move. We are now dealing with the real possibility of having a lien put against the house due to contractors filing suit against the seller (Flip and Hold Enterprises LLC/Rosa Taveira, also dba Hello Sunshine Investments, LLC) for unpaid work done on this property and others. Julie spoke highly of Rosa, whose listing agent coincidentally works in the same office. I can vouch for the many calls and countless hours of research done by my daughter to extract information from Julie, who was extremely unresponsive, rarely returning phone calls. She misrepresented the home appliances as new multiple times, when in fact, they were used. My daughter has incurred significant costs not limited to the repair of appliances, an unsafe staircase, newly renovated bathrooms, and the "new roof" shortly after closing on the house, even with a 1 year warranty written into the contract which the seller has refused to honor. The previous potential buyer's information and home inspection was given to my daughter without his or his agent's knowledge or permission. Best stay away from this agency.
