We've been our home 6 months, and overall I must say - we LOVE our home and have enjoyed the process with Lennar, all leading up to warranty work. The sales process was a bit slow for an excited new home buyer. We started in January 2020, and didn't really do much until June 2020, then started build in September 2020, then moved in January 2021. Because of COVID we weren't really given the normal walk-throughs, but we stopped by the property weekly to check on things. We had an issue with a dented tub, and a few other things that with some work - my realtor was able to have addressed. During our move-in walk-through, the tub still wasn't fixed to the quality it should be and I was told "well we aren't going to replace it". But they did send someone out to refinish and work on it and it does seem fine now. Other than the minor things around paint, etc. things were fine. One thing I noticed was that our vinyl flooring to the baseboard has quite a gap, and they claimed several reasons for it, one of them being warranty would be void - and I bought it. Figured they were right, but after a recent incident outlined below, I've discovered through the floor manufacture that I was fed BS. I could go on about a lot of things, but I'll jump to the fact that we've now had a few warranty claims where were lied to so they don't to do the work. One was stucco, which is sort of a half truth but I know others in the community have had some stucco issues that aren't resolved. This one was regarding a roof vent for our garage roof. Every other home has one in the community with the 3rd car garage except ours and I filed a warranty claim about it, and the warranty guy first tried to tell me those vents are for the bathrooms, then was like well I don't think your roof needs one and it won't help with heat at all. A simple Google search proves otherwise. Then he went to speak with the construction manager and came back with square footage of roof BS and said our plans don't call for it because of that. I literally said, go look around - every home has one except us so clearly something is off between what you're saying and the plans. He then said "they would be nice, and go ahead and do it anyway." I've SUPER annoyed, and in talking with neighbors, this is a very common issue with warranty. I get it, not everything is covered and they need to not just do whatever we wish - but come on, when it is this obvious, don't try and assume the home owner is dumb and try to get away with it. Be honest, say you messed up, and make it right. Overall we love our home, and I think the features it comes with and some "upgrades" that are standard are nice, and we love the community don't get me wrong. This complaint is mostly about our 1 year warranty and how challenging it is to have things resolved.

We were on the waiting list starting in Oct 2019, started building in Dec 2020, and moved in Apr 2021. It was a long wait but totally worth it! Our house turned our great, there have been no issues mechanically or with fit and finish. The most aggregious thing we could find on inspection were small paint dings, which they touched up. Our build stayed on schedule throughout every step and we moved in exactly when Michael said we would. Michael was great thoughout the process with giving us weekly updates, aside from the dozens of other times I would harass him. The construction manager Eric has been quick to answer questions and concerns. Our mortgage was through Lennar as well and went very smoothly, even considering my wife is self employed and survived 2020. Our house is better than we ever expected and we're so glad we made it to the end!
