    These people will not turn in tax property papers to the county of Rockwall. We gave the home back to the estates and moved (not evicted) and they never turned in their tax paper work to put their name on the property. We get tax papers for the property every year. This means they aren't keeping up to date with the taxes because we don't pay the property tax when we get those letters. Which means they are renting illegally- and dodging taxes. We've called, the first time they said we didn't sign certain papers (we did in person) so they over nighted papers and we signed, then overnighted it back. They never turned it in. The following year we got another tax paper in the mail saying we owed. So they never turned it in. We called and said we were coming up there, they INSISTED they overnight us more papers- forgetting that one year ago we played this game. Game on tho. Someone owes us lots of rent 😁

    Well, let's see, we decided to pay cash for a mobile home in Lakewood Estates, Royse City, TX to stay until we decided to where we would like to finally retire. It wasn't long before we began to realize the true nature of this place. Just a few weeks after the purchase, we received a note on our door telling us to pressure wash the exterior or face a fine. Hum, they sold us this place knowing that the exterior didn't meet their policy standards? Really? Having purchased the home in November, we found out in spring that the A/C didn't work (I guess that was our fault for not waiting until the weather was hot to check it out). Well, nothing that $6000.00 for a new unit didn't cure. In spring we discovered that the roof leaked in 5 different places (again our fault for not checking out the place during a driving rain storm). Notihing that $3,600 didn't fix. The kicker was when we went to get the title transfered to our name and discovered that there were taxes that were in arrears by the previous owners. Hum, Lakewood Estates effected this purchase through their office with taxes in arrears? Well, we tried for a year and a half to get the Title/State of Ownership in our name but was to no avail until we complained to the corporate office (the front office had been no help). The front office does not return calls whenever there is a concern, but their "Park Police" is always out in force ready to issue citations. They even sent out an email announcing that they were going to do a "courtesy mow" to all residents but, in the same paragraph, they threatened to fine anyone $75.00 if they had to move a water hose, toy, etc.. Really, in their zeal to find things to fine residents for, this was a courtesy? Then they switched their billing procedures to where, in order to save them trips to the bank with rent checks, they forced residents to sign up for an online payment application (woe unto those older residents who either do not trust online payments, are not computer savvy, or who don't even own a computer). And since their emails that they send out are always negative and depressing, they were upsetting my wife so I asked the front office on at least 3 occasions to remove her address from their electronic distribution. They ignored my request. Again, their corporate office had to intervene. Customer service, really? They don't seem to care if one is disabled, and if you have children, you had better keep them tethered to your porch on a collar and leash, or you will get threats of the front office calling the authorities. Oh, and if you love animals and frequent rent increases, you will love it at Lakewood Estates. Although the "Park Police" won't hesitate to call out pet owners, the property is overrun by disease-ridden feral cats that defecate and spray everywhere. Welcome to paradise!
