Be careful when your house close and make sure you get a third party inspector to look into all possible issues. It depends on luck and which contractor you get assigned to your new home. Different contractors build the house quite differently. Try to address all your concerns before house close and don't depend on home warranty. If you need to postpone your housing close date, it's worth the wait. If your home warranty ticket was opened too early, and they get graded based on when they close the ticket, they'll close your ticket without letting you know. They'll only work tickets that they know they can come out and do within a few days. Make sure to go online and check the status yourself. Sales are great until they sell you the homes. Everything after it's up to you and your inspector (make sure to get a good one).
