I am writing this review in hopes of preventing Landon Homes from ripping off another buyer. I lost $23,000 because I no longer qualify to purchase the property. I got a contract with Landon Homes in February 2022. Since I didn't qualify for just one loan, I brought in a co-signer who wasn't part of the purchase. Landon's contract is 100% in favor of the builder. Buyers should carefully read the "one-sided" contract. Everything in the contract is in favor of Landon Homes.
I signed the contract as sole buyer and Landon knew I needed a co-signer. They didn't care that I didn't qualify and that the co-signer was never part of the contract. Unfortunately, my co-signer was no longer able to help me after interest rates skyrocketed. I'm sure there must be other people who didn't qualify for a higher interest rate. Landon doesn't care. The reason they kept the money is that they needed to pay for the upgrades I chose at the beginning of the process. So now Landon will dive twice. He kept my $23,000 because I no longer qualify, and they will charge the next buyer for those upgrades.
The other shady thing Landon did was offer me a realtor who would give me some money for closing costs because he didn't have a realtor. Unfortunately, I never met the realtor, Leonard McManaman, and the contract doesn't specify what the realtor would give me. However, the contract is clear that the real estate agent, Leonard McMnaman, will get a 4% commission. So what's the deal with Landon paying that much commission to an absentee real estate agent?
Landon's contract is disgusting, and it's unfortunate that many of us buyers "must" follow his rules to get a home. I wonder why there are no regulations protecting consumers from these predatory companies.
Don't buy a Landon house. Instead, check out all the horror stories other consumers have had. So, avoid them at all costs.
