0/5 star experience. Signed a lease for a year initially hoping to have this be my home. Renewal offer raised rent 20%, but it didn't matter since I already knew I'd be moving. There's too many issues to write them in one comment but I've tried my best to summarize. I lived alone in a 1 bedroom, first floor. Since the day of the move in I've been disappointed cabinets in both kitchen and bathroom were peeling/flaking off wood and floorboards were upturned and appeared to be rotten/moldy behind the fridge, washer, and toliet. TWO windows had cracks and ALL had poor sealing, and the carpet had some burning cleaning chemical on it that gave me a rash. I made some basic requests on the form you fill out, mostly to fix the windows and doors, which had enough of a gap you could see through plenty of space for bugs to enter. Despite me reminding the leasing office after waiting MONTHS none of these issues were EVER addressed or resolved. The online portal for submitting maintenance requests and paying rent is outdated and often flat out does not work. Numerous times I've put in a request and simply had it "cancelled" hours later, never to be addressed. Also, to pay rent online you have to pay a $60 "admin" fee for WHAT? It's online! Directly from a checking account! NOBODY else does this. This is, of course, on top of already outrageous rent and other fees. Let's talk location: you've got a LED liquor/smoke shop sign blinking right by the back entrances, just to announce how tacky this place is. The main entrance doesn't have a dedicated turn going into it from the opposite direction, so no matter what, either going out or coming back, you'll have to do a U-turn which is annoying. Across the street is an electrical substation and flanking the apartment is transmission lines those huge, ugly metallic towers. So if you're hoping to have a view of the beautiful Texas sunsets, I hope you like the way those look too (and sound. Prepare for constant buzzing). As far as I know, living even right near these isn't a major cause for concern for things such as cancer, but if you're worried about that and want to stay on the safe side, there's yet another reason to avoid this place. Although I'd be more worried about the water. Moving onto safety, the manager here claims this is a very safe place to live, and while there's certainly worse places, to call this place "safe" is an overstatement. To be fair, I haven't had any major issues, and this is probably the area I'd rate this apartment the "strongest". However it comes down mostly to the community nothing really to do with management / owners. That being said, I've heard from some girls who live here and go to a University nearby that they've had people have calling out to me while walking back at night, and the gates are often open for ANYONE to enter. There have also been reports of people knocking on doors pretending to be maitenence, for some malicious reason (likely to scout places for theft). Window locks are not replaced or secure, so there's the potential of balcony/patio access STRAIGHT into your bedroom. On the topic of both safety and poor upkeep, last year there was a major fire in one of the units due to the crumbling 60's infrastructure and unmaintained appliances/fireplaces. The families involved weren't given any sort of temporary housing or aid for having just lost their homes and possessions, which gives you a pretty clear picture of how the administration cares for its residents. They're STILL rebuilding that building. Luckily for me, I don't live in an adjacent unit. I give my prayers to the families and hope they were able to find a place that feels like home and actually cares for them. The one saving grace is that the application process and administration in general is so tedious, unprofessional, and annoying that hopefully rational people will know not to continue. Unfortunately, they have a ridiculously high non-refundable application fee do yourself a favor and don't even bother. Again 0/5 stars. Do NOT apply here.
