Franklin Apartments on 290

The apartment is great, love how it looks and it’s always clean and sanitized. The gym is amazing- huge and you can control the shades on the windows to exercise in private. The pool and amenities are luxurious. The staff is so helpful and attends to matters in a timely manner. Could not recommend a better living experience in a better location!

Nice and reasonably priced apartments right off 290 and the beltway. Pros: -Clean complex, all kinds of residents. From single to families with children. No playgrounds but the kids still seem to find their ways to have fun. It was nice to see them on bikes and scooters -Cute little walking trail with a gazebo to enjoy -Built in 2004 (less than 2 decades old) -No bugs/ rodents -No flooding areas -Gated -Accept any dog breed -Dog park (but ppl still aren’t the best at picking after their dogs though) -Claudia, the sweetest person at the office I swear. She definitely is always there to help you with whatever you need. Super understanding as well! Cons: -Thin walls (I could hear my next door neighbor arguing as well as the upstairs ones all the time.) -Visitors parking: terrible. Dorm style where you have to register visiting car, place written code on dashboard and you MUST BE OUT BY 9:59pm. Don’t even stay overnight. Tow trucks literally roll up at 9:55PM and start checking cars to take at 9:59PM, they will not wait on you. Saw it happen too many times. -Water charges: RIDICULOUS! I lived in 1 bedroom (statesman floor plan 765 sq ft) and my water charges were always more than the month before. First month was close to $30 and then my last month was $61! $61 for a 1 bedroom?!?? I never took baths, always showers (no more than 15 mins), never used dishwasher, and didn’t wash much dishes since I only lived by myself. I know live in a 3 bedroom apt with 2 other ppl that’s 1337 sq and the most we pay is $27-33. And consume a lot more water than I ever did per month by myself here. Just makes no sense. I’m sure it’s thru a private company. I tried calling a few times but no one ever answered. My cons were the only reason I took off a star but other than that, they really are 5 star complex for their prices and being so close to 290. If you’re on a budget but still want a quality place to live, I would recommend these apartments.
