We were looking to move from Savannah,Tx to Roanoke, Tx in Oct 2022. We were using Cara H through Guild Mortgage as our lender. We sent her the home we found in Roanoke Tx to see if we could afford it and after review she told us "That home works fine at that price because the taxes are way way way lower than the normal tax rate". We moved forward with the home and settled on a mortgage price knowing at most it would fluctuate maybe $30 higher or lower. Two days before we closed on the sale of our Savannah Tx home and three days before we closed on the purchase of the Roanoke Tx home Cara called and stated that our mortgage was going to be increasing by $400. She said this was due to the homestead exemption cap that was being removed from the property. The next day we spoke and she said that she had missed that the home was in two counties as well and had not run the Denton County tax when processing our transaction. At this point she stated she had no way of knowing either of these pieces of information until that day as they were private information. I reached out to Tarrant County and they stated that the homestead information for this specific home was available online and not private. This told us that the information was always there just not utilized. Cara had told us as well that we would never have been approved for this home if she had run the numbers correctly the first time, but they got us approved at "High Risk". We asked Cara to do something to fix this as we would now be paying over $140,000 more over our 30 year mortgage. She said "stop pointing fingers and witch hunting". We were advised by our real estate attorney to sign closing documents as " under duress". When we informed Guild of this, they threatened to pull their funding if we did so which would have made us homeless. We paid for a service and they did not deliver on it. Our real estate attorney told us dual counties are very common in Tx. We feel this violates the Truth in Lending Act, and we want to warn others of this egregious error. We have reported them to the BBB, and the Texas Attorney General as well for consumer protection.

Melissa Condensa there aren't enough star I could give you and how grateful I am for you. You were there holding my hand through the whole process. You explained everything when I had questions, even late in the night. You called when I was stressed out and ready to give up. I was a first time homebuyer and you didn't treat me any different, you didn't hide any information and just say "sign this, sign that" you walked me through the process and I am forever grateful you have been put in my life for this home buying process and will always recommend you and your company for my friends and family.

My experience with Guild Mortgage was WONDERFUL. I was assisted by Melissa Condensa from START to FINISH. From my loan approval to my closing date,Melissa was mega-professional,informative, and always promptly communicated. If I had any questions Melissa addressed them(even on WEEKENDS) Overall my whole loan process went well and the other Guild representatives handling my account were GREAT. I HIGHLY recommend Guild Mortgage.

I recently bought my first home. Me and my wife were concerned about the house payment. Kimberly with Guild told us about a tax credit we could get which would allow us to get about $120 a month. She said that she would give me something to give to my employer. Our first house payment is about to be due so I emailed her about the credit and got no respond. I got my realtor to reach out and found out that they didnt file the paper work. The big issue that I have is that I was never told that they decided on their own not to file the paperwork and second I still havent received an apology or response. They were nice people but this was very un professional and I would recommend using a lender with more integrity. Im not typically one to complain but I feel very wronged
