Update: Removing a star. Great, friendly management staff comes and goes.. lifts often broken.. and the part that makes us very angry is that since around beginning of 2024, all of a sudden many free parking spaces inside the gated area are all of a sudden Reserved. Many times we drove around inside the gated parking area before 9pm and couldnt even find a spot. Residents who cant be home before 9pm are sometimes forced to park outside the non-gated area, exposing their cars to all kinds of risk, unless they pay for a Reserved spot that used to be included as free as part of the not-so-cheap rent. A few times we drove inside the gated parking area after midnight just to see how many reserved spots are actually reserved and unsurprisingly we found a lot of them are actually not being used/parked. There are better ways to increase profit rather than causing great inconvenience, forcing current residents to return home earlier, or forcing people to pay for a Reserved spot in a not-so-full gated parking lot. ***** We have lived here for half a year so far. Overall, great experience here compared to other places weve stayed. We highly recommend to sign the lease with Kyn. Hes one of the most friendly and responsive staffs Ive met. Always greeted us with a nice smile. Great professional attitude and a very humble, approachable guy in person. Thank you for making our stays here a wonderful one. Few reasons we chose here despite the higher price was the convenience of walking to Trader Joes and several nice restaurants (with residents discount & happy hour). Second, with a baby, we felt safe living here. 90% of the time when we went out for our daily walks, we almost always see a security officer patrolling in his car. This communitys gated garage is actually from the ceiling to the floor, not those short fence that one could easily hop over. Of course theres still loop holes that cant 100% stop malicious people from breaking in, but compared to other apartments, we felt safer leaving our car inside the fully gated garage. I also received parcels frequently, and for the last half year, no parcels of mine was stolen, which is another great thing about this community. Third, it is said that the walls are made of concrete here, so you dont really hear your neighbors as much (something that a lot of apartments dont offer). Ive only heard them occasionally when I was inside my walk-in closet. Four, the maintenance staff do show up when you need them to and theres an emergency line too. Rafael is an amazing maintenance guy. Weekdays we do see cleaning staff around the common area, keeping everything clean and tidy. The amenities (outdoor cold & heated pool in Royal building) are great and the monthly resident events are really nice too. Some suggestions: 1) coffee & tea machine in every building 2) tiles around heated pool area needs to be fixed for safety concern 3) AC in conference room area needs to be turned on, its auto set at a high temperature so its never really on 4) a printer in the conference room area would be great, although the leasing staff do help print out documents during business hour

Preston Hollow Village truly stands out as an exceptional community. Having lived in various neighborhoods around Dallas, I can confidently say that this is one of the few places where peace is a given. Don't be turned off by the negative reviews, we are in Dallas after all and the only crime I've heard about has been confined to the retail parking lots outside the community gates, and is significantly less than what reviews make it seem. I've heard some chatter from my neighbors about the parking, but that is because people don't like change. Just factor the parking into your rent budget and you'll be fine with a designated spot within the garage. Above all, the warmth and efficiency of the staff here make all the difference. If you're seeking a welcoming, secure place to call home in Dallas, Preston Hollow Village is where you want to be.

If youre thinking about moving here, please read some of the most recent reviews. To sum it up; Crime is rampant right now. The parking situation is horrible. If you plan on getting home after 9-10PM you wont have anywhere to park. The elevators are consistently down, last week both were down at the same time for multiple days. If you are handicap, you would have been screwed. Ive lived here for multiple years, and things have only gotten worse. The office and corporate are not on the same page, whatsoever. Also, all these new 5 star reviews do raise an eyebrow. If you ask me, I dont think theyre real and Im not sure why theyd be reviewing their apartment they moved into last week. Makes zero sense. Theres a lot of decent spots to live at in Dallas, this isnt one of them. Please save your money & sanity.

Absolutely amazing, beautiful apartments with the best amenities you can be provided. Kitchens within the lobby are perfect for catering friends and family. The best part is that the Leasing Team, Maintenance, and Housekeeping are extremely inviting and courteous. The leasing team is your #1 friend. They are very personable and easily make it feel like home. While also being extremely dependable when you need any information about the building or even the go-to spots around the complex. I guarantee that once you go, you will come to love the experience as much as I have, put simply, it's the best!
