Forest Oaks Village

I accidently found this park over 20 years ago and liked it so much that I'm still here. It's a bit different now that the new owners have improved the property so much. Inexpensive water service, included trash and sewer service and a professional on-site manager make Forest Oaks Village a great place to live. It's residents are pretty diverse and interesting too. Very rare to see an open lot here. Maybe you'll be the lucky one.

It may be affordable compared to sky high Austin rents, but you are basically renting a parking space for your abode, and if you want a yard or plants it is up to you to pay for and maintain it. Yet management "encourages" landscaping and maintain8ng your yard. There are zero amenities, no dumpster, no recycle, no on site laundry, no clubhouse. Website photos are 7 years old and do not reflect the current park The on site manager is hit and miss for communication and follow up, he definitely has favorites and if you aren't one, he can be rude, arrogant and petty. The once quiet neighborhood has noise, construction on all sides, so it's not the peaceful area it once was.

Great community and very conveniently located. Only problem was standing water made for many mosquitoes. Back area needs to be mowed to reduce bugs.
