I worked with Third Coast Inspection to inspect a new home purchase and I would heartily recommend them to anyone. Craig performed an extremely thorough inspection, allowing me to tag along. He eagerly explained the nuances of the home and I feel very adequately informed, prepared, and confidant about my purchase thanks to the information that I received. I feel especially confident in the inspection due to the high level of experience Craig brings as well as technical competency displayed. Craig made use of a sophisticated drone to visually inspect the roof -- much better than the binoculars inspection offered by others! He also makes use of a thermal camera (costs extra) to look inside of the walls for hidden heat and cold losses due to faulty insulation installations. Third Coast Makes the entire process extremely straightforward and easy, from scheduling to payment to the final report. On top of it all, Craig himself is very affable and fun to work with.

This review comes from a first-time homeowner who had their condo inspected AFTER purchase (thanks to the crazy housing market in Austin). I was nervous about getting it inspected, and I'm so glad I went with Third Coast Home Inspection. Craig was fantastic - he took a lot of time and care to inspect my condo, write extensive notes and explain everything to me afterwards. He was easy to schedule with, he talked me through every step of the way, and he sent his final report in less than 24 hours. He went above and beyond in his work, and I am so grateful for him! Craig Boarini of Third Coast Home Inspection did our inspection for the purchase of a new house. His report was thorough complete with pictures and easy to understand report. Craig from Third Coast Home Inspection responded quickly to our interest in a condo home inspection in Austin, Tx. In addition, he was the only home inspector who we spoke to who included going on the roof of the building to check the AC unit located there and included a part of our responsibility once we purchased the condo. (I was super surprised that multiple inspection companies we spoke to and/or researched refused to include the roof unit as part of the inspection.) Craig arrived ahead of schedule and was 100% professional from minute one. Given it was during 2020, he wore a mask from the time he exited his truck until after we split ways. He explained the process to us as he walked through the different tests and even as he continued to test the air grates during the heating and cooling tests. He provided a list of people he worked with and trusted as well as really neat things around town to do [i.e. a seasonal - holiday artists bazaar going on which we might enjoy. (sidenote - We went. I loved it! I will be back next year to add Austin specific items to our new condo!)] Overall, the reassurance and quality of work Craig provided made us feel very comfortable with our upcoming purchase. He explained where to change the filters, the little quarks our condo comes with and has already been great about communication post-inspection when questions came up. We'd definitely recommend Third Home Inspection for those considering a condo purchase in the future.
