    Do not pay the application fee. They defraud potential tenants by charging a $160 fee for a supposed checkup they do and then not approving it with any excuse. It is likely that they charge these fees without actually having the apartments available, a whole game of collecting money by offering spaces that they do not have. For a 1,125 apartment you have to make more than three times that amount 3,500 to get approved, a ridiculous amount that no one in a job near that area in Austin makes per month. So don't even waste your time paying non-refundable fees because they are a pure scam and not worth it.

    I wish I could give "The Collective" 0 stars honestly! The staff here are wicked witch of the East, West, and South (Cristian, Marylin, and Janice). Their hateful energy has literally polluted the air around here to the point where I'm having medical symptoms! Not only is the building ancient, it's mold-infested and so many more serious health hazards I don't know even want to get into all of that! I was towed twice from my OWN APARTMENT COMPLEX (each time nearly $300 paid just to get my car back) even though I pay extra $20 per month for parking and $75 for the original sticker. They verbally misinformed me about the parking regulations, then decided to CHANGED the parking "rules" out of nowhere without even informing the residents - and instead of fixing their own mistakes and shortcomings as staff, they instead refuse to make a simple call to the towing company to let them know I was WRONGFULLY towed. Not only that, they blatantly refused to even admit I was wrongfully towed trying to gaslight me. The leasing office staff literally HARASS me. They now charge fees such as "miscellaneous income fee", "package/mail fee", and a whole bunch of other nonsense that even a couple of lawyers' jaws dropped in awe of their stupidity. They posted a letter on my door and in writing literally VIOLATE THEIR OWN LEASE. On their lease it states a late fee is $100 total, regardless of how many days late it is - then I get a letter stating if I don't pay $116 in a late fee by the next day I will be charged an additional $100. Their phone number listed is never consistent. They don't sign off on the letters they post anymore because the coward staff don't want to identify themselves to a resident and to avoid being reported to their corporate (higher up management). For a long while they were stalking my balcony trying to create extra charges out of nowhere - for having "this and that" on my balcony when every other resident in the complex has had all sorts of junk in their patio/balconies for the longest time. They try to target me because they are hateful rude incompetent witches who were never even trained how to do their own jobs. But unfortunately for them, as an ex-employee (of the previous management company), I will not teach them how to do it. The amount of crazy fees every single month they have been charging me is apparently still not enough to feed their *not-so-tiny* behinds - especially the account manager's. I keep working my own "behind" off on a daily basis to keep feeding hers and she still finds TIME to walk all the way down to my apartment door to post these signs on my door every month! I was 1 cent off on rent and she refused to remove the late fee on my account when I spoke to her about it. Don't even try to communicate with these infidels like they are human because they are not. They are a bunch of sociopathic stupid witch b*'s that sit their ugly a*'s all day long on a chair and wait for their next opportunity to use their job positions as a weapon against me. All this hatred from these 3 incompetent staff alone has made me a celebrity here.
