    I really like living at the Element Studios! Awesome spot, walkable to so many restaurants & coffee shops. Neighbors are all really cool! You won't find a better price for the location. Trust me, I've looked. I've been living here a little over a year now and know almost half the neighbors in my building. Everyone looks out for each other. Rent never really goes up which is rare. Maintenance is amazing! Problems fixed next day. It is an older building but completely remodeled inside (wood floors, granite counter tops, big tub with rainfall shower head). Fixtures in each apartment may vary. Washer/dryer on site. Pool is always clean. Community is gated which I love. Upstairs has beautiful vaulted ceilings. Hot water lasts forever & great pressure! (They turned off the water several times for a couple of hours over summer for maintenance but I think that is all fixed now. They got a new hot water boiler and a pipe burst in the street which isn't the apt fault. They do notify you the day before so you can adjust.) There are always parking spaces no matter what time you come home. They just started towing non residents but there is ample street parking for free. They have covered spaces available for rent. The new manager is great, very communicative, and addresses any issues promptly. She genuinely cares. Oh & they got rid of the airbnb so no more issues with that. The reason for 4 stars instead of 5: This is an older building so walls are paper thin. You must get a room fan to cancel out noise when sleeping. Unless the AC kicks on then you can't hear a thing outside. Took a week to get used to but I actually love it now. Its like white noise. I almost can't sleep if its too quiet. There is quiet time at 10p but if someone is talking outside you will hear it even if they are quiet. Not so much if they are inside unless they are being very loud. These are studios, so most people live alone so you really don't hear much. You don't hear music or TV through the walls only when you go outside then you can hear through windows. They are all new nice windows too. There is a small dog park but is smells in summer, its gravel and not grass is the reason for that. They do provide dog waste bags. Gillis Park is across the street and is where they have all the Thurs night Austin Social Club competitions. Its very nice & clean but there are some homeless that hang out in the back. They never bother me when I'm in the park but that is also why I love the gated apartments. Its Austin so homeless are everywhere. Its just a part of life in urban Austin. Phase I- is quieter, not as social, has bbq pits, appliances are stainless/ newer cabinets/ lighter granite. Phase II- has the pool, dog park, more social atmosphere, sometimes loud around pool area (only because all the neighbors are friends and hang out together), black appliances/ darker granite. Upstairs is the best! I highly recommend the element studios!!

    I actually like living here. The residents all look out for each other. Just make sure you won't be living below a vacation rental company. I've had huge problems with these vacation rentals and the company dormigo doesn't even own up to their vacationers being disrespectful. It's really changed the entire dynamic of the entire community for the worse. Close the gate always and if you see something shady. Call 911. We've had some robberies here in the past but it's died down once the tenants let each other know of what's happening. We just have each other's backs. A lot of these vacationers do not care that they're in a quiet residential community and I don't out up with it. Just make sure you're not living next door or below one of them.

    I love it here! Great location in Austin. When I've needed maintenance they have helped right away, no problems. The landscaping is beautiful. I love the floor plan I got. I'm happy to have moved here :)

    Loved The Element Studios! Great area and neighbors. I've lived in several apartments in the Austin area over the last 13 years and this place is by far one of the best! The leasing team was friendly and professional. They were great when it came to communicating with me, which is hard to find these days. Most places will be so nice and eager to talk to you until you sign the lease, then ignore you once you move in, so it was refreshing to have that consistency. The maintenance team was awesome too! They always responded quickly and kept me up-to-date with the status of my maintenance requests, even with minor things like air filters. They were very respectful and friendly too. They always wiped their feet before walking in and they cleaned up after themselves. I hate that I had to leave, but I will definitely be back when I come back to Austin.
