We lived in our rental house for 2 and a half years before then we lived in an other rental property and it was always an awful situation when we had to deal with anything. As soon as we moved in we could tell this company was different. They always helped with our maintenance requests and fixed things properly not just put a bandage on it even during the night of the pandemic. We are thankful for the time we got to be in that house it helped us save up to buy our own.

Do NOT sign with these people! I have been a loyal tenant for 2 years, paid my rent on time every month and have experienced nothing but rude staff (Dawn) any time I call in. The location I lease has been inspected 2 times with nothing but good things to say about how nice I have kept the house. Now I've been notified that an insurance adjuster will need to inspect the house this coming Monday from 3-4 pm. 3 inspections in less then 24 months is a bit much. When I called the office to inform them that I work Monday - Friday 8am-5pm (as most people do) and asked if the adjuster could come at 5:45/6 when I got home, I was told that if I couldn't provide access to the house then the property manager (Rebecca, never met) will let them in, per section 14-B of my lease. I don't know about you but this is the place I've made my home and I don't like ANYONE going inside without my presence. Its an invasion of privacy, I don't care what contract I signed. I've been more then accommodating to their demands. Oh and the kicker is I am moving out April 15th (in 3 weeks) and they would have the entire EMPTY house to inspect, but it cant wait so instead they are inconveniencing me again, to take care of themselves. I have also put in 2 request to have items fixed ONLY 2 requests in 24 months, neither of which has been taken care of, it's not their problem apparently.

If you are thinking of using this company I would HIGHLY recommend that you read this. If I could give them negative stars that’s exactly what they would get. We rented from PAMS starting 2018 until 2020. It started out with maintenance calls that where never handled unless I CALLED multiple times.( let me just say that this was NOT the maintenance teams fault Kirk and his workers handled everything when it was given to them at the best ability.) It sometimes took weeks to get someone to take care of something. Allison who worked there back in 2018 was a NASTY NIGHTMARE to say the least. This all continued through out the two years that we had Rented from them. Nancy whom was out on sick leave when Allison was working with us finally came back and realized how unhappy I had been and let me work on a one on one with her since NO ONE AT THAT PLACE DID THEIR JOB... I DID. Nancy no longer works for PAMS and that being said I am beyond happy I do not rent from them due to her being the savings grace of this company. They go through employee changes every few months if not weeks which if this is any indication of how they treat their tenants than that should show you right there. The communication skills at this property management has some serious issues which will cause you serious issues. I at many times wish that I was able to speak with the property owners because I believe if they knew what was really going on they would pull all of the properties they have with them. (421 rainier street, just in case the owners read this.) Now, I know that Pam Blanco is going to reply to this review however during my time renting and the amount of calls, emails, requests and complaints she as a business woman failed to contact me or email be back before move out that being said she obviously just wants to look good. DO NOT RENT FROM THIS COMPANY!!!!!!

Compared to other property management companies I have dealt with before renting with PAMS such as Progress Residential that charged a 135 dollar application fee, then made unrealistic demands for ID documents and because I could not produce them denied me and kept my application fee, PAMS is a step above. While they may not be perfect, they are probably as close as it gets. With the exception of once they have responded in a timely manner for every maintenance request I have had with kind thoughtful professional personnel and corrected the issue the correct way. I have seen the way Progress Rredential's inept people jury rig their repairs. While I do have a few issues with them they are inconsequential compared to other real estate management companies.

1 star is stretching the truth. I stayed at their property for a year never owned a pet had a friend visit overnight a few occasions with their pet which was a pit bull puppy which is why my company didn't want to leave it unattended because it was just a puppy. Understanding people believe them to be vicious aggressive animals they are not allowed on their property I understand that however I didn't think to deeply into it by it being a puppy and it only was there a few occasions but to charge me $1700 for a dog that didn't live at the property is ridiculous that I paid in full and paid rent early only to be denied renewing my lease 18 days before my lease expired. To me that was heartless when I called to see if they could or would extend the lease since 18 days wasn't really a reasonable amount of time to find somewhere to stay when I anticipated renewing the lease do you think they cared nope not at all. If you like to give money away be my guest and sign their lease. I don't even want to talk about the bogus fees. Stay away from this heartless company money hungry company
