Rivers Edge Manufactured Home Community

Checked in on moving a mobile home there. Only to find out that the landlords/owners are highly socialist minded. Want to give a basic HOA rules sheet, but no fee's for that. Want a copy of your insurance and or title if already paid for. That’s a red flag for sure. I talked to some of the people living in the park and was informed that the landlords have harsh rules that we would have to live by, but the landlords don’t have to follow the rules their self. Sounds like a socialist minded owners to me.

2 months ago 55 Years old to live in Rivers Edge, and 75,000 to buy a mobile home that is 20 years old!!! The new Mobile homes will be over 200,000 if they want 75,000 for a single wide that is 20 years old!!! At 55 years old buying a 20 year old home for 75,000 the 55 year old will never pay it off!! You can buy a brand new Double wide for 65,000. This is carter county, Tn not Beach side Estates!!! Also charge $350 in lot rent $200 for lot rent PLUS Home Owners Insurance every month!! The Park owners want to know how much your mobile home is worth and how much you pay a month for your home!! I feel sorry for the people who lives in Rivers Edge Mobile Home Park in Hampton, Tn

Trying to run everyone out of the park!!! Owners doesn't want anything in the yard at all!!! Owners want the park to be like a HOA!!! They have rules but they themselves do not follow like a vehicle in their driveway with no tags!!! They have ran off over 5 owners away because they raised the lot rent!!! That's over 10,000 in revenue a year!!! They do not care if you leave the park and move they could care less!!! The owners will not own Rivers Edge Property long because they do not know how to manage land property efficiently!!!
