    I must be honest in my reviews as always for our South Carolina based luxury townhome from Landmark Properties. Nothing and no one is perfect, but Manager Stephanie Ray and maintenance provider Wayne has addressed issues (minor) my family and I have experienced from day one, upon moving into their beautiful townhouse! Responses are swift and interactions are very professional on either ends. We definitely made the right decision to call here our New, Safe Home!

    We lived in Chandler Commons for almost two years. The property we were renting was experiencing a water leak before we even moved in that began to warp the entire floor downstairs as well as ruin a few pairs of my shoes. The entire shower in the downstairs bathroom even had to be replaced. The management (Crystal) took her time getting the issue fixed and never communicated with us about when the repairs would be made. You would think to be paying $2000 a month in rent the residents would be treated with better respect, instead every interaction with Crystal was a headache and Chris the regional manager does nothing but back her up. She lies, and speaks to you in a very condescending tone. The management refused to do a walk thru of the property when we moved in or out. we had to send pictures to management to prove to them the unit was not cleaned when we moved in. Upon moving out we cleaned the unit top to bottom including cabinets, refrigerator, blinds and still received an email from Crystal that the property had extensive damage other than normal wear and tear in which they proceeded to charge us a cleaning and painting fee. The management team is a joke. They are unprofessional and Chris has even made racial gestures towards my husband. I would never recommend anyone to live at any of the properties managed by Landmark in the Rock Hill or Charlotte area. The unit are made with the cheapest materials and are not worth the price or headache for what they are charging. I would rather pay more in rent to someone else that will treat us with respect and not like were are beneath them.

    They never answer the phone and they are not helpful. We got persuaded to move in and it seemed to good to be true, when the girl said we would get $300 off for the first month. Who knew there were so many problems with the townhome that we were renting, and additional move in fees that doubled our rent cost. The front office also tried to make it seem as if we were being too extra. So many problems with the place, yet rent is so high for the quality of the place. Carpets have nails sticking out, doors are uneven and peeling, hardwood seems cheap and it soaks liquids in, walls are thin, baseboards are uneven and have cracks. I could go on.

    Former resident of Chandler Commons. Beware the current property manager is awful. Maintenance issues are not dealt with in a timely manner and communication is extremely poor. The rent on these townhomes are too expensive for residents to have to deal with poor customer service and a lack of professionalism. When asked for the name and a way to contact upper management, the property manager refused to give any information.

    Be sure to google Landmark Properties LLC as this is the management company that manages Blu Central Townhomes in Pineville, NC along with several other sister properties in Rock Hill, SC. Overall, they have a 3.4 rating. We just moved from living at Blu Central for the last 15 months and wanted to provide our personal feedback regarding our experience so others can make an educated decision for themselves. I dont expect any type of snarky ChatGPT responses from Crystal Lewis in response to my review, as again, this is our perception of living there and want to share it with others. 1. The overall quality of the townhome (in our opinion) felt like they were built using the cheapest building materials possible. Not to mention they dont provide front screens for the windows due to aesthetics; so if you want fresh air downstairs or in your master bedroom you are out of luck. 2. About 12 months into living there we started experiencing issues with plumbing leaks. We opened multiple service requests which took months for them to resolve, maintenance would show up unannounced when we werent home, a plumber was supposed to come out and never did. After 3 months or so, maintenance replaced the toilet in the downstairs bathroom and was told that the floor would need to be torn up to fix the plumbing underground. They originally tried to deny ownership of the issue blaming the City Of Charlotte water for sneaky billing practices. Turns out the toilet was leaking for atleast 3 months and during that time we had water bills each month in excess of $800-$900 dollars. Looks like a few other residents had similar issues based on some reviews that we read. I had to fight Crystal Lewis tooth and nail for Landmark properties to acknowledge it was their issue and even had to threaten to pursue legal action in order for them to pay the outrageous water bills. 3. Upon move out, we had the property professionally cleaned totaling $400 along with the professional carpet cleaning totaling $200 and outside of some paint scuffs and a few items left in the garage from the movers, low and behold we get an email from Crystal Lewis saying there property damage in excess of normal wear and tear and proceeds to send us a painting invoice totaling $1100. They wont/dont do walk thrus with tenants and Im sure thats on purpose. They were trying to charge us for repainting trim, windows casings, etc. After fighting again with Crystal back and forth via email she reduced the costs down to $400 so we only received $1100 back out of our $1500 deposit. Countless times during my email exchanges I requested to speak to a member of management and those requests went ignored by Crystal, to this day I never heard from a member of management. Crystal Lewis by title is an Resident Account Coordinator. Whoever is managing this place and letting her have free rein of running the leasing office into the ground and pissing off residents is doing a great job. 4. Parking is atrocious. Weve called the towing company a few times only to be told that Blu South hasnt paid them so therefore they arent towing in the community. 5. All of my interactions with Crystal Lewis were met with a condescending tone coupled with extreme deflection of accountability. We were paying almost $3,000 a month in rent, you would think they would treat their residents a little better. 6. Im not sure who manages their social media but it looks like its being managed more like a 20 something year olds personal Instagram rather than a professional business account. Im not sure who thinks what they are doing is a professional marketing strategy or it may be because they dont actually have marketing funds available at all but it shows. Lastly, and just for added context around our observations, it appears there is a significant lack of management, issues go unresolved, and often times deflected and meet with unprofessional sarcastic responses. We definitely learned from this experience and hopeful others will find our feedback helpful.
