image NO! NO! NO! If there were zero stars or negative stars... Pictures do not lie. Phil Matthews seemed knowledgeable at first but then he missed these really big issues in the crawlspace of the house I purchased. I did everything right- hired a realtor, and the realtor referred him. Not being from the area, I trusted her. This man inspected my house prior to close and did not capture any of these pictures you see. Phil took a couple pictures of the crawlspace; one showed an uninsulated floor and an open electrical junction box. In the report he stated" inspected" and " plastic on the ground". What is the point of marketing yourself as an expert and a builder with extensive knowledge if you miss things this obvious?

These pictures were taken by another more professional and IMO clearly more qualified inspector after I moved in and started smelling moldy air. No there wasn't a leak either. To make matters worse when he was informed of the issues, he didn't respond for two weeks, and then he didn't apologize but doubled down and told me he wasn't "required" by ASHI to tell me there was huge chunks of metal debri under the house or that the vapor barrier was shredded and there was a rotted wood sil band. He was required to "Describe and report any visible damage" according to ASHI. He told me it doesn't have an impact on the purchase- I was told it was dry as a bone under the house - LOOK AT THESE PICTURES! A blind man could see this damage. Would anyone in their right mind have bought this house knowing this???If you are paying an inspector- they should tell you everything. They work for you! They should not hide behind a 2-page contract. However, he seemed more enthralled with the realtor than looking out for my best interests. How can he dispute anything if he didn't take adequate pictures? Because of this guy I bought a house that needs major repairs. I have spent hundreds of dollars testing for old, installing exhaust fans, and multiple contractors to give repair quotes. All this could have been avoided. I should have crawled under the house myself and saved my $325.00. Search for you a reputable inspector. I found the second inspector on the International Association of Certified Home Inspectors.

image Zero problems with communication, never missed my call, and if they did, it was an answer within the hour at least explaining why they couldn't and when they would call back. Very thorough and VERY affordable. Just what I needed to feel assured that my new home would be properly built and configured. As someone who knows nothing about the business, he made me feel at ease knowing what could've gone wrong, didn't and I will be able to enjoy my home for years to come.
