    Disclaimer: I ended up not renting from this company. I write this in case there is a potential renter who wants to know whether or not they've received the same lease as all of the other tenants under this company and wants to know if somehow they're being discriminated against or if the lease they're receiving is just ridiculous. This company claims that what they do in practice is more generous than what this lease states, but the lease is a legally binding contract, so WHO CARES WHAT THEY DO "IN PRACTICE". My experience with this company is one that left me with a bad taste in my mouth. I found one of their units for rent on Zillow, reached out to them to view it and liked the place, which was available to move into in May. I let Katie know that I wanted to move in on July 1 and she suggested another unit that was identical to the one I liked, but available to move into on my desired date. There were some issues scheduling a viewing of this second unit, which seemed odd to me, but eventually I saw it and some other units that this company had available. I ended up really liking the unit that was identical to the first unit and decided to apply. I was approved and received the lease. This is where I take major issue with this company. All during my viewing, I asked pointed questions about the services offered and was lead to believe that maintenance was provided by the property managers, but the lease leaves much to be desired. Here are some of the things (copied directly from the lease I received) that the tenant is responsible for and in my opinion or subjectively determined. Some seem reasonable, others seem inappropriate for a landlord to ask a tenant to accept. ***What follows is copied directly from the lease that I received*** TENANTS ARE RESPONSIBLE FOR: • All drain, toilet and sewage line clogs and obstructions. • All garbage disposal jams and clogs. ◦ Tenants agree to purchase and to use only a plunger for these. No Draino or any other chemical may be used in any drain. • Broken windows, after move in. • Damaged dryer lint screen, housing, exhaust hoses, and buckets • All light bulb changes within the leased property. Proper flood, spot, or other appropriate replacement. • Cleaning of the lint filters, and exhaust ducts on dryers. • Damage to appliances resulting from abuse, or neglect including but not limited to overloading washers, drying sneakers, improperly defrosting freezers, or other damages not listed. • Damages to the property, or to an adjoining property as a result of negligence or misuse of appliances, including, but not limited to washer or dishwasher overflows. • Trash compactor and jacuzzi repairs. • Changing batteries, reconnection, replacement of smoke detectors • Cleaning windows and heating ducts. • ALL loose screws on locks, doorknobs, hinges, cabinets, etc. Tenants agree to purchase and maintain a set of screw drivers. • Re-hanging closet doors, hanging rods, shower rods, or shelves. • Excessive, repetitive, or nuisance service calls. • Multiple service calls for the same property, requiring service because tenant neglected to report ALL problems initially. • Extermination of moths, fleas, mosquitoes, flies, OR extermination in excess of once per month. • Resetting a circuit breaker. • All expenses related to phones or phone lines.
