The appraisal process seems to be "how can we hit this particular value?" The answer is already know, and the appraiser figures out how they can select information that would get as close to that value as possible. I bought a house at a discount, and this causes appraisers all sorts of headache. With DB Appraisals, they went miles outside of an active real estate area (inside the beltline) to find low-priced properties to justify the price. This should make it easy to get it re-appraised for a much higher price later, but the work done here seems to verge on unethical.
