    Moving In: The move in experience was absolutely terrible. We moved from Florida so it was a 12 hour drive. We drove up and were all set to move in the next day. We get there to move in and we’re told we have to do all this paperwork to get in the apartment first, even though we had already submitted paperwork and we were told we had everything good to go for move in. Additionally, we were told we needed to submit a check of $2000 before we could move in which is something we weren’t told prior even though I called to confirm several times to make sure we had everything squared away. We were moving in on a Sunday when banks are closed...they suggest we run around to several ATM’s to get the money. We ended up convincing them to set up our online account so we could just pay online, but they were so unorganized. When we finally got up to the apartment it was filthy! There were moldy french fries in the kitchen and dust everywhere. The leasing agent starting to wipe things down slightly with a paper towel it was so gross. Terrible move in experience, unorganized and painful. Apartment: The apartment itself is not luxury. The floors in mine had paint splatter all over them so they always looked dirty. I would also not recommend choosing an apartment that faces the pool. You can hear EVERYTHING out there. People talking at a normal volume just echoes up to you. Same thing if you are sitting on your patio everyone looks up at you when you come out and can hear your conversation. Your view is just staring into other people's apartments and if people are partying or playing music at the pool all day that’s all you hear. The walls are thin so you can hear people in their apartments as well. I could hear people's phone alarms going off through the walls for example. Maintenance: Steve and Woody are fantastic! Super nice guys and extremely timely and helpful. Internet: The apartment really pushes ATT since it’s hooked up to fiber. Don’t fall for it though use Spectrum. The fiber is advertised as 1000msp but it is shared with the whole building so the speeds you’re actually getting are incredibly slow. Working from home was terrible. Amenities: Everything in this apartment is a smoke screen. Looks nice from far away, but up close its broken, falling apart, or dirty. The rooftop patio grill never works and same for the firepit up there. The cushions on all outdoor furniture are rotting away and moldy. The gym is decent but things break constantly. This place seems like it would be great but the management is very unhelpful and the apartment itself feel like living in a box. It’s also a weird mix of college, young professionals and middle aged people. The middle aged people complain constantly about music but they live in an apartment right off NC State’s campus...overall I would recommend shopping around before signing this place. For over $2200 for a two bedroom there are a lot better options out there in terms of quality, service, and location.

    The location can't be beat but the customer service is the worst in Raleigh. Though the community observes quiet hours, they are always ignored with loud music and screaming at 2AM and beyond. Ironically, the rules are broken by the staff itself. While the place is advertised as "luxurious", the manager (Amanda) allows the janitor Woody to use the swimming pool and other amenities, bring relatives, smoke, and have loud music every single weekend (all of which are strictly prohibited to tenants). Not sure there's any other apartment complex that where maintenance feel entitled to break rules and free ride resident-payed amenities with the manager's approval.

    My experience at 401 Oberlin has been positive. I couldn’t ask for a better location in Raleigh, the leasing and maintenance staff respond to requests quickly, and the amenities are great.
