I spent a 13 months starting in 8/21 in the apartment expecting to stay and renew for another year once our plans changed. We had rented the apartment even though all the appliances were out dated with no washer and dryer, bathroom and kitchen were outdated. Carpeting at the end of it life but was clean at the time of move in and acceptable at the rent offered at peak season, hence the 13 month lease. In addition it had a 1 car garage. Everything went well through March, when inquired about the pool access we were informed it was being repaired, April no change, May no change, June no change, then they finally offered the option to use adjacent pool Ashley Court. Every time we used the pool, there was a smoking issue not cigarettes, no supervision and constantly having debris floating in the pool. In all that time not one staff person was ever seen. Made compliant no change. Our pool was not accessible until late August and in early August the Ashley court pool closed. Now we have no access to any pool. When Landings pool finally opened in late August the pool was full of debris which it got to the point where I had to to clean the debris myself every time I used the pool. Besides the pool issue in June, the 27th we received our lease renewal notification. I was stunned to learn that the renewal amount increase was 18% with 15 days to decide or pay penalties and the rent will raise even more depending on the date when you sign the renewal. All the contingencies benefitting management and disrespectful to the Tenant. Once i contacted the Corporate office I expected that the apartment would receive appliance upgrades, new carpeting at the minimum and the price point upgraded kitchen and bathrooms. Their response was, we can offer touch up painting. In summary the only consistent thread is that all of these issues on both properties are managed by Highmark Residential. They don't match their namesake in fact they miss the mark. They showed no respect to our Tenancy, did not address our concerns, took no responsibility for the pool fiasco and offered no compensation or took any responsibility for the mishandling of the pool fiasco. In the last months the maintenance continually degraded, I believe they were short staffed. The grounds were becoming maintaining the weeds, instead of grass, the debris issue in our side yard was never resolved 100% on the day I left it was still there, in the last weeks we had a rodent issue which was not addressed until after a few days of making a compliant. The new Tenant will now have to pay additional monthly amenity fees, the valet trash service was inconsistent and the property trash storage area was usually full and unkempt. We decided not to renew found a better Community, 3 miles down the road without all of the additional cost, washer and dryer included, upgraded appliances, improved layout and larger 1 car garage for the same apartment type with an approx. 5% increase. No additional, trash or amenity fees. I would suggest stay away from Highmark Residential managed properties.

This place has ran down over the years. As much as the rent is you would think they would keep it up out here but they dont! The pool was down all summer and they just opened it and it still looks the same way it did the year before. There is trash everywhere, the dog park has cantaloupe growing and weeds EVERYWHERE! This place is GHETTO! It use to be beautiful butterflies, lizards and frogs out here but now you dont even see them because of the ecosystem out here.

They have yet to resolve the trash issue they came by and picked up one bag while leaving the trash scattered around it and never touched the other trash bags less that 8 feet away.
