    It's always important to set expectations in any relationship to avoid miscommunication and conflict. Minor wear and tear is just that, and has nothing to do with neglect. A security deposit is for protection and should not be a business opportunity to enhance revenue generation. Three separate friends of mine have been taken by surprise when Southwestern Exclusives kept most or all of their deposits. Management of this company isn't even looking out for the best interest of "themselves". $300 to cut the grass and trim weeds, and $110 for two gallons of paint indicate neglect of company leadership. RENTER BEWARE

    In 2012 and 2013 I rented two properties from Southwestern Exclusives. The first was in the Tierra de Zia complex and I received my security deposit in full, after the lease ended. Later I rented a condo in Dos Santos from Southwestern Exclusives. Again I received my security deposit within days. No deductions. Whenever I called for maintenance, the response time was within 2 days. I cannot understand all these negative reviews, because my experience was totally different from the previous reviews.

    Scammers - SW Prop Mgmt (Kevin King & spouse in Santa Fe) will take your security deposit to pay himself for "repairs", which were actually normal wear & tear...(e.g. chalk in driveway, burnt out lightbulb for $25, any holes in walls to hang pictures, etc.) Kevin literally writes the checks to himself from SW Prop Mgmt for any of these "repairs." There are no actual vendor invoices, time/mileage logs, cleared check copies, nada. Just a blank invoice, showing his charges, for services performed by him, which are then paid to him, from his solely owned company; & are deducted from your security deposit funds at the end of your lease term. My lease contract did not require any fees, only a initial damage deposit. Yet I received 27% of my deposit back due to Kevin's "repair fees." I have ample pictures to prove that the home was flawless upon move-out, & am disputing these scammers charges with multiple state agencies. We may end up in court, ultimately. TENANTS BEWARE!!!
