Horrible horrible horrible service. I hope I can leave a zero star. They hold my $700 escrow for an entire year and the escrow is for a water account that doesn't exist on a vacant land. This person, Dianne, never responds to any inquires from me. Anyone can share which supervising agency I can file a claim against this title company?

My partner and I recently closed on a property and Surety title is the agency we used. Unfortunately communication and efficiency was not a strong suit which showed during the entire process of our closing. We are aware a capitol contribution is a normal fee which is not initially reflected in the closing costs, so early in the process we asked what that cost would be. In writing, we were told that there was no capital contribution fee. Then the business day before closing, they added 2 fees, one being the capitol contribution fee. This resulted in over a $1.3k increase to our closing costs. Regardless we covered the costs in order to close even though this was a negligence on their end. Fast forward a week after closing when all documents were already signed, submitted and paid, they email us to tell us they forgot to add another fee and requested that we stop by with the check to satisfy the fee. My partner called to question why this is coming a week after everything was settled and requested to speak with someone who can help resolve this issue, which was immediately met with attitude from the service rep. After our experience, we did not feel as if we should pay this fee as it was again negligence on their end, but they told us they would not send over our already paid HOA fee to the building management if we did not. They also said because there was an adjustment which resulted in a reimbursement (received during closing), that paying this fee should not be a problem. They were trying to justify their error by saying they gave us a reimbursement which was also because of an error on their end. Overall, not satisfied with the Title agency at all.

I am a real estate attorney practicing in New York and New Jersey and began using Lafayette General Title around June 2017, finding their underwriting to be extremely thorough, their counsel knowledgeable and accessible and all with attentive customer service from their staff. In 2018 Lafayette General Title merged with Surety Title Agency Coastal Region and I feared that the quality and service I had come to expect would be lost. My fear was completely misplaced; in the numerous orders my firm has placed since 2018 and on our current open matters the professionalism and quality of product and service continues with Surety Title Agency Coastal Region. In the competitive field of title insurance if you are seeking thorough underwriting, access and guidance from title counsel and excellent customer service I couldnt recommend a better agency.
