Missed many things on inspection. You would expect a professional inspector to make you aware of things that a 1st time home buyer wouldn't have the knowledge to look for things other than the obvious things the inspector saw he didn't look hard enough. The All tops of the windows were sagging down at the top and the windows were bowed from age. He only opened and closed the window. Paint was chipping on the exterior and he didn't point it out and didn't point out that it could be leaded paint, which it turned out it was. Cracking paint around garage again leaded paint, no advice considering the age suggest we may want to get lead paint inspection. Bathroom made of concrete walls and wire mesh, being built in 1950s as bomb shelter. Idk maybe this is the first bathroom built like that, but would be nice if experienced inspector had input on that especially considering the bathroom needed a remodel. Again first time home buyer, didn't know they built bathrooms like that in bergen county. I would have been professional of him to say this place being built in 1951 you might want to get lead paint inspection. Again 1st time home buyer didn't know to do that. He didn't check the attic, it was dirty as heck. We didn't even know there was an attic. Thermostat doesn't work, he never checked it. Window 3-5k to replace all. Exterior leaded paint, never advised by inspector that you may want to get the paint checked out because condo built in 1950s and they used lead paint in bergen county. Overall Laissez Faire attitude only looked obvious things didn't really look into things. I did ask him about possible lead paint on the interior he said your not going around eating paint they all have lead paint. In hind sight should have gotten 2nd home inspection and seperate lead inspection but as a first time home buyer you don't really understand the importance of these things until its too late. I guess it is too much to ask someone to give you a heads up about things and say hey these things are important you might want to further look into it, you look for a professional to give you guidance, everything he pointed out was superficial and obvious. Could have saved at least 10k with better inspection and the head ache and health hazard of dealing with leaded paint. I don't expect a home inspector to tell you everything, but some input on important matters like following up with lead paint inspection would be in your best interest because of the age of the condo. Do people not seek out professionals to give them advice on matters they are not familiar with? If you want a thorough inspection I would look somewhere else.
