We actually had two inspections with Ryan because he found a lot of issues with the first one, Ryan was very thorough and you could tell he genuinely cared about getting accurate and in depth information to us as clients. On the first house when he found major flags he relayed the severity of the issues to us and gave us an idea on what it would take to get it fixed if we decided to still purchase that house, also gave us recommendations for contractors that would be able to tackle the numerous large jobs, We decided to walk out of that deal but used Ryan again after we found another house since he was thorough. The second inspection went a lot better for us as buyers and you could tell Ryan cared about us as clients and was happy he was able to help us avoid a disaster. Ryan not only knew current codes and regulations but pointed out things on both houses that were up to code at time of building but were no longer technically correct, he also pointed out some things that are not flags but things to consider to avoid future issues like tree placement and types near septic system. Ryan informed us of some of the best ways to handle certain things and how to cosmetically make other things look even better. Ryan even gave us some rough numbers on what some things might cost to have addressed, and gave us a list of trusted contractors to tackle these jobs. Safe & Sound was recommended by my realtor. So to be honest, I was skeptical, however, this is an honest, detailed, and informative company. Ryan inspected two homes for me and was honest, straight and fair with both. He did an awesome job, missed nothing, and explained everything. Ryan inspected two homes for me and charged me $625.00 and never gave me a single report. He spent less than 30 min. at the first home and said we could schedule another inspection at the second home and give me a deal on the two. The home I did buy has major problems (that he never found or mentioned) with the water and at least seven leaks in the basement that have led to it flooding three times. As the other dissatisfied reviewer mentioned, my water is corrosive and full of rust algae. When I told him that I did not agree with the price and wanted money taken off he said no. Soon my realtor who was his friend, called me and said that in order to get my closing check out of escrow I had to pay him what he wanted. This was all a lie and she was fired shortly there after. Had an inspection done recently with Ryan. Was able to meet with him in person and he went through the results of his inspection. Very professional, knowledgeable, clear and concise on his explanations. You can tell he enjoys what he does. Detailed report was emailed to me later that night of the inspection. Highly recommend.

Safe and sound is the best ryan goes above and beyond! He walked us through the house and told us everything that’s wrong with it! We were there for over 2 hours but it was worth it to know everything that needs to be fixed! The house was built in 1940 that we buying so We really wanted to know everything!! He even called the city the next day to see if permits were pulled when the electrical was done! I’ve already referred him to my realtor and mortgage company! If you want a good inspector call safe and sound!! You will not be disappointed!!
