image I lived at Howard Crossing for four years and for the majority of that time, I liked the area. The complex is close to a menagerie of different kinds of food, there's a small (albeit dirty and stale smelling) convenience store right in the complex, and there's ample places to walk and visit. However, this apartment complex has some major issues that need to (and have failed to be) addressed by staff. I'll start with the worst of the issues and work down from there:
On February 1st, a group of professional thieves set up shop in the area, stealing the tires off cars. My car (yes, even with wheel locks) and several others were affected over the course of less than a week. When I approached the leasing office about this, I was outright told that it wasn't their problem and they weren't going to send out any notifications to other residents because "They didn't want to cause a panic." That's great, so let people walk out and see their car up on blocks instead of acknowledging there's a problem in your community. While I completely understand that the leasing office can't do anything legally, they can inform their residents of the issue, and the failure to do that is a stunning indicator of how they do business.
The apartments are horrible for people with noise sensitivity. If you don't like loud upstairs neighbors, don't move into the second or first floor of these apartments. You can hear every footstep, every conversation and, if your upstairs neighbors play music, you will hear every note.
The first floor apartments are prone to flooding. This is obviously anecdotal, as I did not move around within the community, but my downstairs neighbor was affected by flooding over a dozen times. There were constantly repair/restore trucks coming out to dry her carpets. I welcomed both her and the maintenance people into my apartment to look for a leak and they weren't able to find one. However, my upstairs neighbors thought themselves plumbers, which also flooded MY bathroom because they installed a bidet onto their toilet incorrectly.
I moved from my apartment on February 10th of this year. I have not heard anything about my security deposit or the application deposit that I put down for a different apartment within the same community. I reached out to the office multiple times, both calling and emailing the general office (and a member of staff that I was working with previously) and have heard nothing back. At this point, I'm assuming I'll never see that $600 dollars again. When I left, I did my best to make sure the apartment was as clean and fresh as when I found it, and I already heard confirmation that someone else was living there within the month, so it was obviously easy to flip.
Garbage dumping is a massive problem in this community. People come from all over and drop truckloads of trash into the dumpsters that residents pay for. The answer from the community staff on this? They send out threatening emails saying they'll fine any residents that are caught leaving trash around/outside of dumpsters. It's that kind of reactionary response that shows just how little they care about their community. Rather than spending some of the already too-high rent revenue they collect on a CCTV system to protect their resident's cars and ensure only residents are using the dumpsters THEY pay for, the community simply threatens the residents because of the actions of people that don't even live in the community.
In the same vein, the amount of dog feces left by residents is insane. I lived next to a man with two Golden Retrievers and during the summer, I could not even open my back window because of the smell of poop. When I spoke to the leasing office about this, I was given little more than a shrug and "What do you want us to do about it?" However, that did not stop the leasing office from sending out more threatening emails about fining people that did not pick up their dog poop.
It's unfortunate to say that this place has gone terribly downhill in the last few years, because it used to be a great community.
