DO NOT HIRE Carlos J Juarez Carpentry LLC: He was paid in full. Carlos is a nice person who did horrible work on my house. Three years after painting, replacing siding, replacing some rotten wood, half of my front porch, and fixing an area of the roof, it has become a problem. First, the siding he put on is falling off. The paint job looks nice but was not done properly, as it is flacking and bubbling in areas. The wood he replaced was not treated and is now rotting worse than before. Also, when he was doing the work, I asked why he wasn't doing the carpentry work before the house was painted, and he said everything would be fine. When he did the porch, I came home early, and all he had done was flip the porch boards over and start painting them. I told him that was unacceptable, and he said you really want me to replace half the porch. It was in the contract. He was also supposed to put flashing between the roof and the siding and fix the damaged area of the roof. Which he did not do until I pointed out it was in the contract. Now, I need him to return and fix the siding, the paint job, and the rotting wood. No response. These were the most significant issues I am now having problems with, which I pointed out to Carlos in an email when he was doing the work. Paint the Exterior of the House and Repairs: 1. The paint used for the front and back porch flooring was for exterior walls. Benjamin Moore makes paint for these areas. (Floor & Patio Low Sheen Enamel Low Sheen (N122). Also, the back porch was not primed/scraped/sanded; it was only painted. 2. Rotten wood on the window (south side) was not addressed. It needs to be repaired. We discussed it several times. You assured me it would be fixed. (not filled with caulk but fixed) 3. Rotten wood on the back porch ceiling was not repaired; only caulk was applied. We discussed this area several times, and you said the rot was due to no diverter flashing above the wood. And this would be fixed, and the rotted wood would be replaced. 4. The three gable (fascia) areas damaged by squirrels were not correctly repaired. You all should not have copied my attempts at repair but a professional replacement and cut aligning with the fascia. 5. The fascia on the north side, with wood rot and squirrel damage, was not fully addressed. You said that once the fascia was removed, you could tell if there was more wood rot. The fascia is rotten, and the wood behind it is as well. 6. The replaced front porch flooring has nails that are above the surface, and nail holes were not filled before painting. 7. The soffit on the second floor's north, south, and beginning needs another coat of paint. You can see the green color coming through the white. 8. The exterior house was never scraped/sanded where needed, only power washed. Some areas now have chipping or cracking paint.
