        Incompetent appraisers. They were almost no sales in the subdivision in the last 6 months so instead of looking at the neighboring subdivision where homes are selling $200K higher they went back to sales over the last 12 months. Obviously the market has changed in the last 12 months.

        The appraiser was very professional and from the information that was gathered and display within the report, Chad is excellent at his job.

        They were chosen by our lender to provide appraiser. They chose the most incompetent person who appraised our property at $200k less. I think they choose low paid, incompetent people so they can make more profit. No quality control. Run away from a lender who uses them.
