We used Jacob’s ladder for a makeready at WBH Properties.
It was difficult to communicate by text, which is the primary way we typically relay information to our maintenance team.
I had asked Jacob to hold off on demo-ing A back porch to get the owners approval. Three days later, I had learned he had initiated that project, forcing us to spend hundreds of dollars rather than giving us the opportunity to simply repair the porch.
I had also asked him to wait to paint the new porch until I can get approval from that.
I asked him to hold off on the paint early that morning and drove by in the evening to find him painting the porch. He initiated that project as well even after having been told how disappointed we were about the first initiation. He billed us for the paint and we refused to pay since we had not approved the work.
He stopped the job halfway through and left it unfinished. This is what it looked like. We will use one of our other maintenance team members to finish up (costing us more time and money) and will not be able to use Jacob’s Ladder for future repairs.
We wish him the best and hope that this experience will result in the refinement of communication and ensuring owners and property owners have authorized and approved projects before starting them.
