    Landmark Reality is the worst property management company we’ve encountered, and we have experience with several amongst our travels. Perhaps their strong suit maybe showing and selling, and should stick to that instead of charging for management skills. We are paying $1400/mo for a $800 at best property, given that’s the price you pay to rent and have someone “responsible” for the property. The day we moved in, we were told to purchase and program garage door openers (not a big deal- but typically provided with a garaged home). The refrigerator was broken and we were told it would be repaired at some unknown time- it took several weeks. The dishwasher was broken and took a few weeks to repair (not sure how all of this was missed on the “maintenance inspection”). The house was completely disgusting and took weeks to remove the excessive pet hair, bugs, and dirt throughout the entire home- although we were delayed moving in because the home was “being cleaned”. The backyard gate has been broken since day one, and the back door and garage door have both needed repaired. The sprinkler system flooded the front yard during the winter and the “sprinklers were shut off”. When we started receiving water bills double the normal price, we reached out inquiring about a leak, sprinklers, etc. We were told the sprinkler valve would be replaced. Two months later, Bill rudely informed me the water bill was high due to me watering my yard (which has never occurred because Richard “shut it off” months prior). Most recently, the AC has been broken for 2 weeks so temps are reaching 90+ degrees inside with fans on, lights off, and avoiding the dishwasher, laundry, etc. We were told the homeowner wanted to use a specific repair man (plumber/AC/all in one) who showed up the week after the unit stopped working. Bill stated it would take 1-2 days to get a part, but a week later when I reached out inquiring about the repair, Richard informed me that it’s not their fault they can’t get what they need from a supplier. We have two children, one of which is a stroke victim who cannot remain in extremely hot temperatures and the other a baby, so we’ve had to leave the home we are still responsible for paying Landmark $1400/mo to manage. Landmark has given zero indication of when this repair will be completed. Since Liberal does not have many options, businesses are able to perform at minimal standards. It would be in the homeowner’s interest to cut the middle man and keep the entire profit to manage their own property.

    I do not know who is the owner of this building or its employees but every morning, I've had to deal with an old man who I can only assume is the janitor. Now, do not get me wrong, he has been nice, I have also been nice and have said "good morning" every now and then when I come in. The only issue I have with this old man is the fact that he has a staring problem. I am a woman and have felt EXTREMELY UNCOMFORTABLE EVERY TIME I walk into this building. This old man will follow me to see where I go. He will continue to stare at me as I walk into the building and go up the elevator. Just the other day, I walked out of the building and sure enough, he says nothing, stops what he is doing and STARES. He continues to stare until I exit the building and get inside my car--- all while he is still staring AND proceeds to walk out the building to see where I am driving off to. This has been constant. I am now afraid of walking into my apartment because I feel this man is following me. I have been nice, and I've even asked him once if he needed anything because he had kept on staring, to which he said nothing and quickly looked away and continued on with his cleaning. As a woman, he makes me very uncomfortable and afraid. If someone does not talk to him about this issue, I will have no one to go to except for police.
