image My experience actually living at Briarwood was alright, but beware of what happens when you move out ESPECIALLY IF YOU HAVE A ROOMMATE!!
I moved in September of 2021 with a roommate, my mom had to co-sign in order for us to move in. I decided that next year I would be moving back home to finish out my degree, save money etc. So around the end of July/August I told Tiffany I would be leaving, but my roommate decided to stay and get a new person to live with. Tiffany told me that new roommate, well call her J, could give me her half of the deposit so everything could be transferred to her name without a walk-through. All I had to do was write something up saying that J had given me the money and would be taking my spot in a new lease come September 2022. I figured this would be the easiest route to take since my own roommate would continue staying there, and it would save us from finding time to paint clean etc.
Fast forward to the beginning of this year 2024 and I end up with a collection balance on my credit report from JUNE OF 2023. Apparently my old roommate and J got evicted and had several other charges for not cleaning, moving furniture out etc. I called Tiffany to explain that I was not on this lease and that I did not live there in 2023 to which she said its not that much, why dont you just pay it? and accused me of getting short with her when answering simple yes or no questions. Tiffany, if youre reading this, I assure you I could have been MUCH ruder about the way I approached the situation, and to be frank youre lucky I didnt cuss you out. Very unprofessional/accusatory behavior from the gate. She told me the girl that usually takes care of these things had taken time off and wouldnt be back for another week or so, so she gave me the number of the collection agency to call and dispute it myself. Doesnt seem like my job, but I am in my 20s and new to these things so I politely thanked her and gave them a call anyway thinking anyone would be able to help me.
The collection agency insisted I was still on a lease and that I would have needed some sort of tenant release form to move out. BUT MY LEASE ENDED AND I STAYED UNTIL THEN! Mind you this collection also popped up on my moms credit report since she co-signed as I previously mentioned. She reported it to the BBB; a few weeks later they said they tried contacting Briarwood twice and never heard back, but that we could report it as fraud. So thats what we did through credit karma, and it finally was removed from our accounts this month.
The apartments are cheap, I had a towel rack fall off the wall just from putting a second towel on it, trim falling off doors, etc. Oh and dont even think about calling to complain if you hear your neighbors having sex and then arguing at 6:00 in the morning, because you will get no help. But, maintenance usually stayed on top of things, and I liked the amenities. Id say its a fine place to live only if youre single and have no roommates in which case, you probably cant afford the apartment, or if you can, youre better off finding something nicer for your money anyway.

image I loved living here, I only moved out for a personal reason. Tiffany is so easy and kind to work with. The amenities were better than a previous apartment I rented in, having my OWN in unit laundry and more dumpsters were important. These played a huge factor in the decision to move here, aside from the pool, gym, playground, and more parking spaces. 10/10 would move back again!!!

image I was waiting to post a review until I finished my lease fully and got my security deposit back.
Reason for the 3 stars is
1)The apartments are very poorly insulated. You can hear the above neighbors walking and it sounds like stomping. The neighbors to the side play their TV and it feels like youre in their living room watching it from inside the TV. Everything sounds like its loud even if its normal tone. The neighbor below us was named Mr. Miller. We were not warned about Mr. Miller at move in. He was an old man who lived downstairs. He would bang his cane on his ceiling (our floor) at the slightest noise. One time, I dropped a small screw building a bedroom desk at 7pm and he banged 3 times. Apartment manager knew this but we werent warned prior. When faced with the problem, we were just told to live our lives, ignore the banging, and he would eventually stop. (He never stopped until he moved to a retirement home a few months before we moved).
2)Theres barely any parking. Youll get in trouble if a guest parks in front of the building. (Your neighbors will snitch). There was no guest parking labeled anywhere though so best of luck assuming where your guests should park.
3)There was a dead stink bug on the stairs of the apartment for honestly weeks, probably towards a couple of months meaning no one ever did walk throughs or cleaned.
4) The amenities just arent all that. Its really just a pool which every apartment has now. There was no move in special or any kind of incentive.
5) Zero community. My current apartment has resident events, you meet people at the dog park, a groupchat, people want to meet each other. Whereas Briarwood doesnt do any of this. The only time youll see your neighbors is if they scurry by you, or youre hearing about how theyre mad about something.
6)You cant rent for a bit and decide to get a pet. You move into a non-smoking, non-pet building. Assuming its even an option, youd have to move to an entirely different building which will put you around smokers.
On a positive note, these apartments have great trash services with large dumpsters that are almost never all the way full. They have in-unit washer and dryers. We did get almost our full deposit back (minus $88 for carpet cleaning). Also the apartment app allowed partial payments which was super great for having a roommate and splitting 50/50. (My current apartment doesnt let you do this, so this was a great feature I do miss)

image Lived here this year and the property manager Tiphany was horrible. I wouldn't want anyone I know living in this place. It's actually sad how she acted I had to record her a few times. Tried to tow my cars for her being mad at me. 1/10

image If I could give this place zero stars I would. Poor insulation, I could hear the man downstairs watching tv and using the restrooms. Not to mention I have 3 children and she put me on the top floor, so I can only imagine the neighbors could hear them playing. The manager that runs the property is very unpleasant and threatened to tow both of my RUNNING vehicles. My building reaked of marijuana EVERY day from my neighbors apartment who also happens to be the groundskeeper. There was marijuana residue in the hallway when I moved in and it stayed there until I cleaned it up myself. Ive heard from multiple people that even though Tiffany (the manager) complimented them on how clean and well kept their apartment was she still kept their security deposit. Theres a ton of hidden fees in the lease so make sure you read it. The requirements to get in are outrageous. The size of the apartment is decent but for $1,200 a month you can rent a whole house with a yard and not have to climb 3 flights of stairs. All in all this place made me very uncomfortable.
