I wish I could leave a negative star review. Gary Crane ( & Associates) is bought and paid for by Wells Fargo. DO NOT USE HIS SERVICE.
His initial appraisal of a property reflected a fair market value ($128,000) and the fact that it was a "modular home" - as the history of the home since 1978 reflects and FOUR past appraisals all specifically state.
Wells Fargo apparently tries to stay away from "manufactured home" and "modular homes" as I have come to find its an unspoken rule of theirs.
As I said, the appraisers initial report stated in his own words that "The home is a modular home". He sent it to Well's Fargo who told us he reported a value of $128,000.
However, they retracted the statement and refused to give us a copy of the appraisal .
One week later they did - And at this time it showed the property assessed as a "manufactured home" and a value of only $98,000.
Even though we were the customer and we paid for his service he refused to tell us any information as he could only report to Wells Fargo.
This has caused us a ton of wasted time and stress beyond belief.
To save everyone the pain - All of the news articles reporting Wells Fargo is just like a Walmart where they bully and threaten small business to comply with there agenda's is true.
Unfortunately, Crane & Associates are bought and paid for.
Gary literally told us every appraisal from 1984 up to 2015 is wrong - and he that he is right (after he retracted his 1st appraisal) and all of them were wrong. Mind you this is after he sat down and copied all of the information off the most recent appraisal right in front of me for 30 minutes.
He also says the county tax assessor, insurance company, previous lenders, etc have been incorrect for over 40 years. He refuses to discuss the matter as, we the customer, are not privileged to know or have any additional information from him.
