    At first impression, Cove Landing might seem like the right place to buy and live. A nice fountain between two buildings, swimming pool, ample parking, and a garage. Really this place isnt as great as they try to make it seem. The buildings are old and outdated with all units operating on electricity. Each unit has multiple floor-to-ceiling windows which lack in efficiency for heating and cooling. Speaking of efficiency you can expect your electricity bill to be high each month and especially in the winter. Smoking is allowed in units so expect to smell the scent of cigarette smoke walking through hallways and sometimes even seeping through the walls. Also, expect to see cigarette waste on your balcony from anyone smoking in the units above. Coin laundry is on two floors to serve a 12 floor building which often times are busy, especially on the weekends. The clubhouse often touted as a great amenity is old with an outdated gym, a number of pool tables, and small area for gathering. As for mail and packages its in the main entrance accessed by anyone that walks up the the sliding doors. Which brings me to security, there are cameras at the entrances of the building but no cameras anywhere else on the property. Car break-Ins, car damage, and burglary are all things that have occurred on the property in the three years I lived there. As for garage parking dont hold your breath, each parking spot is owned and there probably isnt more than 20 parking spots so good luck securing garage parking. In the event you do happen to rent or buy a garage parking spot after waiting over a number of years you can expect hard water staining on your car paint because of the old structure and leaks. Its also not a temperature controlled garage but rather just covering. As for the open parking, if you arrive after 6/7pm expect to park at the very end of the lot as its always full. And now the association, beyond property maintenance of snow, grass, and general cleaning dont expect much. You will pay over $400 a month and can expect nothing more for your money. The board controls the association like they own the buildings. The board members are with questionable qualifications and annual elections are a waste of time. In the three years I didnt see anything positive from the board to help property value, the community, or moral especially not during the pandemic. I will make one mention of the only positive I saw while living there and worthy of a star in this review. The building maintenance/manager of Cove Landing II, Jack, was a fantastic person. Always helpful when he can help, but beyond building maintenance he couldnt do much and the board doesnt bother listen to any of his suggestions or thoughts. For those looking to buy or rent, consider what I have to share after living here for three years. There are many other options to rent or live in the area, look at them them all.
