    I lived here for 10+ years and have mixed feelings about the place; some really great (oh that view!) and some not so great (ugg the water shutdowns and NOISE). The Good: 1. Excellent views of the elk memorial and the lake, especially on the higher up floors 2. Convenient location, with tons of places nearby to eat and drink, along with having Lincoln Park as your backyard. Nothing beats it 3. Friendly Security guards: May be a mixed bag here but I found most to be friendly and ive always gotten along with them. They will open the door for you, engage in friendly banter. One of the things I really miss about living there, actually. The Bad: 1. The worst aspect of this building is THE NOISE. Seems like every other month, someone is getting major renovations done on their unit and sometimes don't respect the 8AM-8PM curfew on this. Can be especially annoying if you work from home and are on a teleconference or if you want to sleep in on saturday and you get woken up by loud construction machinery early in the morning. Late at night, you will also get noise from drunkards screaming at night, even on week nights. Having a loud white noise to drown this out is a must to get sleep here. 2. Constant water shutdowns. Every month they have to do some work on the plumbing and so you will have water shut downs occur to accommodate this. They usually give you a few days advanced warning so you can work around it. But this was a constant in my entire decade of living here 3. No parking. I gave up the car after a few years of living here but heard it is next to impossible to secure a space, not just from reviews but talking to my other neighbors when I lived here. And finding street parking? Forget about it, not gonna happen.

    I lived there for 4 years. Pros: Great location in heart of Diversey/Clark shopping and restaurants. Great access and views of Lincoln park. Cons: - The lobby is manned not by doormen, but by security guards. And they are very clear to remind everyone of that. They are not there for the convenience of the residents, they are there to protect the building from the residents. They rarely look up from their phones when you walk in, mumble under their breath when asked any questions, and generally go out of their way to be as unhelpful as possible. But they jump to action should any deliverymen be buzzed into the building. Then they alert the cavalry. - Every other week, the water is shut off for "repairs to be completed." I lived here 4 years: the repairs have not been completed. - The HOA is, in fact, insane. Composed of a lot of Mrs. Kravitz busybodies with nothing to do but micromanage the affairs of their neighbors. The building has a great rooftop space, and instead of working to maintain it, they voted to lock it up. It's also made up of a lot of owners that feel a sense of entitlement and superiority over renters in the building; as if they are the only ones that have a say over what happens day-to-day. - The management company is pretty terrible and unresponsive. When I moved in, I submitted an application to be on the waiting list for a parking spot. After multiple inquiries, 6 months later, I called, and they said, "Oh, the person in charge of that left, but I can add you to the waiting list now?" - Lastly, the heating and cooling is not central, and wholey inadequate. Ranges from 60 in the winter at full heating to 90 in the summer with wall units at full blast.
