This place will try to charge you ridiculous move out prices. Such a scam. When you move out take pictures and dispute any move out fees, they are wrong.

They over charge for every little thing that is wrong at the end of the year hoping you just pay their bill without disputing it. I would never live here again, and would not recommend it to anyone. They use a third party agency too, so it makes it almost impossible to ever get ahold of someone who can actually do anything for you. Very disappointed.

The apartment can be furnished or not furnished. I think it is great for college students that are far away from home to be able to have furnished. There is also free printing and computer lab access. Going to Morris, there is a fee to use the printing so I think that is awesome. As far as maintenance, UV keeps on that because maintenance can come the same day you put in your report. Definitely recommended.

I love the staff! They are all so helpful and sweet! However my apartment was dusty, the paint on the floor boards was chipping and falling apart AND my carpet in my bed room had massive red stains on it upon move in. The apartments they show at open house are much nicer, cleaner, and newer than the apartment they actually place you in. It was clear they should have replaced my carpet before renting the room to me. I made a complaint in the beginning asking why my roommates had brand new carpet and mine looked SO trashy when we were all paying the same for rent? Now at move out they are charging me a high rate to replace the carpet when it was already gross and stained when I moved in :( Also my roommates and my cars were both broken into while living here. They only have one security guard and no cameras around the residence so when my roommates ID, money, and credit cards were stolen from her vehicle there was nothing they could do about it. They will make you pay a $50 fee each year for parking and take all your cars information but still tow it if you don’t switch out the sticker in time and not notify you at all. One of my biggest issues is how they advertise the amenities such as the pool, the office computer space, the gym, and the coffee bar as part of the experience but in reality they aren’t guaranteed at all. When covid hit they closed all amenities for months and offered us nothing in return. As a student a large reason I choose to live here was the computer work space with free printing and when that was taken away I struggled to do my college work. When I complained about the situation they told me that the amenities aren’t included in your lease so they aren’t required to have them open, so anyone moving in here DO NOT count on them having the amenities open most of the time they will tell you when you don’t have any right to those things they’re just added extras which seems like false advertising to me because that’s not the assumption I was under when I signed my lease.

6 out of 5 stars. I was new to the Carbondale area and did not know where to pick to stay for an apartment for school. However, I was blessed to be able to stay at University Village. I chose the furnished option, which they provided for cheap for renting per month. The place also comes with a wash and dryer* in unit, a dishwasher, and best of all, excellent staff. The majority of the work orders I've placed were either completed that day or the following day. The staff works hard to ensure that you are comfortable and do neighborhood checks every month or so in general to see if anything needs repair. They're also very understanding because I needed to move in early for school and there was already a long waitlist of people who signed up early for early move in. However, they were able to call me right on time when my apartment was ready, so I did not have to spend money on a hotel. And for moving out, they were understanding that my finals ended in the first week of June, and even though I was leased to the apartment until May, they allowed me to stay the extra week. There were a lot of ups and downs, but that's how it is for any apartment. Overall, I'm truly glad to have called this place my home away from home.
