I've lived here since the beginning of August, and I can tell you exactly what's wrong with it - it's the front office. There are a few nice lady's there, and the 4 maintenance guys do the best they can to help everyone (and believe me, some people living here need more help than any maintenance guy can give them), but there's a lack of effort shown by administration. Most telling, is their absurd office hours intersected with long periods of "holidays." In October alone, I think they had 7 or 8 days that the office was closed due to a "holiday" (closed thursday-tuesday for Columbus day???), and then they're also closed on saturdays - this makes getting any package nearly impossible. I've had a package attempted to be delivered over a week ago, but due to their ridiculous hours, they weren't there to accept it (it was a friday that it was delivered btw) which made the postal worker return it to the Post Office where it has sat waiting for re-delivery (they tried to redeliver...the next day... saturday...closed) because I can't make it to the office after work in time. Then there is the other review's point - safety. First off, the gate never seems to work. For a while the exit gate was broken (over one of their "holidays" mind you) and allowed passer-by's on Buford Hwy to just walk right in for almost a whole week before the fixed it. Their best "security" officer is some lady who sits in her car or a golf cart trying to stop cars from tailing one another through the gate. It's pathetic, most of the time she's not even there because she's also charged with enforcing their absurd parking policy (they boot all cars without a pass and not parked in a "guest" spot, except there is 1 guest spot for every 15 regular spots, which means basically your guest will never have a valid parking spot). I live on the third floor, so no robber is going to be successful there. But my understanding is that if you live on the first floor to be careful. And finally, their god awful residents. Residents are rude, mean, and selfish, and it's not that they attract bad people. I'm sure all of the residents at one time were friendly and kind, but this place brings the worst out in you. The administration sets you on edge, the maintenance is defensive whens something goes wrong, and then residents show blatant lack of respect for one another. New residents are usually nice, but jaded within a month. So basically, unless you're getting a deal you can't say no too, don't live here. it's really not worth the risk and hassle of dealing with a subpar organization - not when there are so many other viable options in atlanta
